•	Strengthening Governance: Organized and managed a task force to deliver HBU policies and procedures in a record time. 
•	Controlling Development Cost and Funding: Manage development cost control cycle from project funding to capitalization of WIP. 
•	Championing Cost Optimization: Supported MAFP’s “WOW-War on Waste” initiative by identifying 24 cost optimization initiatives that resulted in AED 12mn Y-o-Y savings in operational expenses across HBU portfolio.

Finance Manager - Business Unit

Responsible for overall control of Fixed Assets & Development accounting and reporting processes for all business units in the GCC Region including Shopping Malls, Hotels, and Mixed Use.  Ensure that all Fixed Assets and Development transactions are properly authorized as per applicable DOA and processed in accordance with applicable company Policies and Procedures.

•	Quantum of Projects Controlled: Managed the capital expenditure of AED 2.5b p.a. which included development of Shopping Malls, Hotels and Residential Communities.

•	Development Accounting Lifecyle: Designed and implemented processes and controls to account for the development lifecycle from development stage to the fixed asset disposal.

•	Supporting Project Development: Reviewed and recommended Board Approval Requests, Internal Notes and contracts for appointment of contractors and consultants ensuring that the commercial terms are as per approved financial guidelines and that there were no material financial risks.

•	Development Cost Control: Reviewed all suppliers, contractors / consultants related invoices and payment certificates with agreed contractual terms and ensured accurate retention and advance recoveries have been made including variations and claims. Ensured payment controls for projects under development complied with company’s Policies and Procedures and DOA.

•	Accounting Stewardship: Reviewed and ensured that the capitalizations of newly built assets as well as redevelopments of the existing assets are carried out according to the MAFP Policies & Procedures, IFRS/IAS, and local regulations.

•	Project KPIs & Dashboards: Analyzed monthly project dashboards to monitor key performance indicators of respective projects e.g. investment highlights, cost to completion, risks and mitigation strategy, milestones, contingencies, variations, cash flow forecasts etc..

Finance Manager - Development & Fixed Assets

Majid Al Futtaim is the leading developer of Shopping Malls, Hotels and Mixed-Use Communities. With 10 shopping malls and 9 hotels in operations while 4 shopping malls and 2 hotels currently under-development, all spread in 6 countries across the MENA region welcoming over 107 million customers per annum. 

Key Responsibilities:
 
• Centrally manage the recording, reporting, budgeting, forecasting and physical verification    of 100,000+ fixed assets of Malls, Hotels & Offices held at fair value.
• Quarterly compute, account and report the gain & loss on fair value of Shopping Malls,    Hotels, Offices and JV Properties.
• Review the asset classification and classify properties between PP&E (IAS 16) and    Investment Property (IAS 40) according to the nature of use. 
• Ensure the compliance of fixed asset management including depreciation, retirements,    acquisitions, disposals and asset impairments with accounting policies and International Accounting Standards.
• Periodically review and ensure estimated useful asset lives are consistent with industry practices and reasonably close to replacement/refurbishment cycle. 
• Capitalize newly built properties and redevelopments.
