We are selling an apartment building in December, and I will have low 6 figure proceeds to invest soon.

You might be surprised what we're doing with it.

We're buying rental houses with it as a family business with our kids to teach them how to find, buy, and manage properties.

We need something to replace the depreciation, something that cash flows, to diversify our portfolio (we've sold a lot of stuff the past few years) and something tangible they can relate to emotionally.

"Wait, I thought you were a multifamily investor...you lend money now?"

We have always lent money, but to retire early we needed to earn more. We didn't have high-paying careers. So my husband in IT paid our bills, while I bought and flipped commercial buildings as my high-paying skill.

It was really hard. And really risky. And really time consuming.

And we got out just at the right time because when we had enough money that if we let most of it compound we could retire early, was coincidentally when I got really conservative and focused on cash flow and time freedom.

So we divested a little at a time, we still own a few, and focused on repositioning that equity into cash flow.

We're still diversified, you should be too, but I wanted to offer our investors more than just 2x in 3 years promises from 2022. I wanted to offer something I'm really using myself for the long term.

Retiring early requires planning for cash flow, and that was the big pain/lack I saw.

I'm not here to save you on taxes from your W-2, that's a pipe dream equity real estate investors try to sell you (spoiler alert: you can't use that depreciation against your earned income, sorry!)

I'm here to give you real means to quit your job before you're 65.

I offer what I know because I did it. I retired my husband at 48, I was 46.

Now we travel full time, work on interesting projects, spend a little passive income, watch it grow, repeat.

Did you lose money in this part of the real estate cycle the past 3 years? I did. Here's what I'm doing about it moving forward.

The answer is not, "I don't trust anyone anymore."

That sounds like a narcissist's cop out after a bad relationship ends.

The answer is also not, "I don't trust myself anymore."

That sounds like a victim narcissist's cop out how nothing ever goes their way.

The answer is, "I've lived through a cycle. I have learned so much before, during, (and hopefully it's after now?) I'm a better investor, a wiser investor, I have more data to make better decisions. I made more than I lost."

And keep going. No one ever won a game they didn't play.

I have a friend who still raises millions of dollars in this economic client. How? It's simple:


...he was raised in a wealthy, prestigious family surrounded his entire life by ultra high net worth people.

They're still investing. They don't get to just jump out of the market when things get rough, when they've lost on some deals. They have a lot of capital they need to keep moving.

These are called "qualified purchasers," meaning they have over $5M in investments and have more options open to them at that level than accredited or sophisticated investors.

I don't know very many people in that arena, and those that I do have been investing for decades with trusted teams.

It's a tough group to break into until you are one of them.

So try to remember that the ultra wealthy have lessons for us on how they weather cycles: stay conservative, but stay in the game.

He's proving it to me every time I ask him when capital will be flowing back into real estate again. He says it's still here. It's no secret 2023 and 2024 have been very painful years for most investors, and investors are understandably gun shy, but the big guys are still in it.

Don't get stars in your eyes about big returns: his investors don't. They want stable, reliable, long-term income.

They play the long game, and so should we.

Enough Little Things Add Up to Big Things

“I could never work with my spouse, how do you handle it?”

We are both from huge families, 7 siblings each!

We learned young that if we want strong relationships, we can’t treat the people closest to us worse. If anything, we have to prioritize treating them even better.

This means we have to learn to communicate effectively.

Reading books together like Nonviolent Communication, Crucial Conversations, Multipliers, Seven Habits, and engaging in conversations about them like a book club on road trips, on walks, during resets.

We pay our kids $50 for every book they read our top book recommendations, so the entire family is in on it, aware of the techniques, discussions and practice spreading ever wider with each kid.

Over the years, we’ve had little trial runs. I’ve run little businesses for years, he offered help. My internship for business school was at his workplace where we commuted in together every day and even shared an office.

We have plenty of disagreements, but we don’t avoid or argue, at least not for long! We apply the skills we’ve learned to talk it out, apologize, negotiate, validate, drop it, pivot, make up, whatever.

We’re far from perfect: I’m truly still terrible at apologizing, and he still tries to keep peace by avoiding. But no excuses!

No issue, no business, no money is more important than our relationship. And that means we put in the work to work together.
