Las Vegas.

The land of shows, lights, sights, sounds, and the Bellagio’s famous fountains.

No, the streets of this town aren’t empty, but they’re not as packed as they once were.

Me? 

If I could bet on only one American city for long-term growth, it would probably be Las Vegas.

That’s because Vegas has transformed from a gambling town with some seedier elements to a city that specializes in luxury, high-end retail, and world-class experiences.

There’s one REIT that I have talked about before, which was spun off from Caesars Entertainment in February 2018: VICI Properties.

This REIT might have been born out of a casino chain’s bankruptcy proceeding, but it hit the ground running and hasn’t looked back.

VICI Properties has:
54 gaming properties
8 additional financing partners 
39 experiential assets leased to 13 tenants

This company has 10 trophy assets located on the Strip, and the Caesars property in the city accounts for 35% of its rent, as does MGM Resorts.

While I’m not much of a gambler, I think VICI is a good bet considering how shares could return 25% over the next 12 months. 

The primary catalyst for this projected growth is an improved cost of capital, which is supported by likely interest rate cuts over the next 12 months.

The world is addicted to technology.

Whether you like it or not, that is just a fact.

In which case, we’re also addicted to China.

You see, the technology we love to use, from consumer electronics to wind turbines to military technology, depends on certain materials. 

They make the modern world go ’round. And China has a practical monopoly on them.

That’s not just me saying it.

The U.S. Geological Survey reports that, “In 2023, China accounted for approximately 70% of global mine production of rare earth elements and about 85-90% of the world’s processing capacity.”

If you haven’t heard of these, they are a group of 17 metallic elements that are essential to modern technology but are often misunderstood because of their name.

In fact, they aren’t rare at all.

As an investor, I’m always looking at what is trending, what people are using the most, and how I can invest in this.

So, what do you need to know about rare earth elements as an investor?

There are no SWAN (sleep well at night) rare-earth investments… yet.

I’m hopeful that I will be able to recommend companies in the rare-earth industry someday. 

But I focus on safe, stable, dividend-paying investment opportunities, and as of right now, there aren’t any that fit into those categories.

Land Rush 2026: The Biggest AI Real Estate Opportunity in a Decade?

Over the weekend, I took two very different journeys.
One with my daughter, who was home after her first semester of college.
And one into my family’s past.

Both reminded me how quickly time moves and how much opportunity favors those who are paying attention.

My grandparents built a multimillion-dollar real estate portfolio in the 1950s and 60s. They bought motels in
Myrtle Beach long before the area exploded in popularity and sold them for the equivalent of millions today.

Was it hard work? Yes.

Was it research, preparation, and risk-taking? Absolutely.

Even though I didn’t inherit any of that wealth, I did inherit the mindset. It’s what helped me build, lose, and rebuild my own commercial real estate portfolio - twice.
