The $50,000 hole in the ground.

22 feet down.

A subcontractor tied two sewer lines together, but only halfway.

It looked fine.
Until we backfilled.

The weight of the soil pushed the pipes apart.
Now we’ve got a failure…22 feet underground.

To fix it?

We had to bring in shoring boxes, one of the most dangerous, technical repairs you can make on a job site.

Crew in a confined trench.
Heavy equipment overhead.
Zero room for error.

Final cost: $50,000.
Covered by the contractor.

But here’s the real lesson:

• “Looks good” isn’t good enough
• Trust your subs, verify everything
• Deep utilities require obsessive supervision
• Problems underground become expensive above ground

An exciting update on our Build-to-Rent development. 

The vision is starting to be seen. 

The team has been progressing quickly since starting the horizontal infrastructure phase. 

241 home development

• Dirt has been moved
• Ponds have been dug
• Sewer is now being placed

We are thankful for those that have partnered with us, and those that soon will, to build what will be a thriving community. 

15 minutes away we have another community that is being leased up almost as fast as homes become rent ready.

We had 1 resident leave our community last week. 

There is good news to this though. 
He is moving into the home he finished building. 

We are getting that home ready for the next resident now.

Update on the Crest:
- On track for 102 build-to-rent homes
- 63 of which are rent ready
- 60 homes are leased

Our aim: optimize by the end of 2026 to help position the development for max cap rate compression.

What question do you have about this one?

Most investors only see the finished homes.
 
What they don’t see is the 2–3 years of risk mitigation before a single foundation is poured.
 
For one of our 241-home Build to Rent communities, we spent years in:
 
• City approvals  
• Engineering revisions  
• Utility coordination  
• Drainage and grading design  
• Entitlement risk reduction
 
Before we ever moved dirt.
 
That phase is now complete.
We’ve broken ground.  
Approvals are secured and site work is underway.
 
For experienced LPs, this is an important inflection point.
 
Vertical construction gets attention.  
But infrastructure speed is so important.
 
Roads.  
Utilities.  
Stormwater systems.  
Subgrade preparation.
 
This is where budgets tighten, schedules compress, and operator execution matters more than projections.
 
Anyone can model yield on cost.
 
Fewer teams can navigate municipalities, manage consultants, and bring a site to the point where real capital goes to work with reduced entitlement risk.
 
Build to Rent is about controlling risk before it becomes visible.

A $324,000 draw almost didn’t get funded.
 
Not because the work wasn’t done.
 
Because it was in the wrong spreadsheet category.

The entire draw was earthwork.
But the lender required it split across a dozen line items to match their Schedule of Values.
 
Same dollars.  
Same dirt.  
Different boxes.
 
We were forcing a square peg into a round compliance template.
