Most people think real estate wealth comes from cash flow, but the largest gains often come from appreciation.  While cash flow is very important, and should be a large factor when evaluating an investment, it's only half of the picture.

This is something I did not grasp early on.  
Appreciation = increase in property value over time. There are two types:
- Natural (market-driven)
- Forced (operator-driven)

How is this significant?  Just a $100k increase in property net income can result in a value increase of ~$1.4M or more.

One of the things I learned after building my previous business was that tax efficiency matters just as much as profit.
 
Like many entrepreneurs, I faced a reality back in 2017 — significant taxable income and the challenge of preserving capital while still growing it.
 
When I started exploring investment options, I realized something quickly: many traditional investments generate fully taxable income. 
 
Real estate, on the other hand, offered something different — the potential for income combined with meaningful tax advantages through depreciation. 
 
That discovery ultimately played a major role in shaping how we invest at Focused Capital today.

When inexperienced investors evaluate deals, they ask: “What’s the IRR?”
When experienced investors evaluate deals, they ask:

• What’s the cash-on-cash return?
• How realistic is the business plan?
• How likely is the exit assumption?

IRR is just one piece of the puzzle, and it is the metric that can be affected the most by adjusting assumptions.
