Hi...I am Denise Murtha Bachmann and I am passionate about humanizing sales.  I killed it in tech sales and I help others do the same.  What differentiates me from all the other sales coaches here on LinkedIn?  With over 30 years of experience and the latter half in AI/ML, I know how to leverage new technologies for efficiency gains and then pivot to cultivate the human experience that buyers of today demand.

Closing over $75M in revenue in the last 14 years and making club 85% of the eligible years, working with companies such as AT&T, USAA, BCBS and so many more, I have navigated and managed some complex sales cycles.  Clients closed with me not just solely on my ability to build relationships, but also because established credibility with them.  I learned the products that I was selling and the business problems we were helping to solve so much so that I didn't need a software engineer for those 1st and 2nd level conversations.  This allowed for us to have the discussions that most buyers do not like to have with sales.

Knowing the solutions and the business problems is what fostered my passion and enthusiasm for AI.  The challenge that most companies face today is that they want and attempt to adopt new technologies, injecting them into the sales process but they don't know how to adapt their sales teams.

Yes you must confirm what they know about you, the company and product thus far, but then they want to know what partnering with you will be like.  They are looking for the experience.

Sales cannot give them an experience if they are focused more on the technology or on the activities that are of less value.  When you focus on the higher value activities, sales can cultivate and elevate the Human Connection within the sales process and revenue will SKYROCKET!!

Performs complex activities associated with grant and loan closing (construction and permanent loan closing).  Analysis of financial documents submitted by sponsors, lenders and developers.  Prepare clear and concise reports such as: budgets, cash flow projections, environmental assessments, title reports, investor agreement.  Negotiate and structure projects with developers and other funding sources.  Review of regulatory agreements, loan agreements, development agreements, covenants and escrow instructions verifying accuracy.  Attend developer meetings prior to loan closing.  Coordinate loan closing and other transactions with Legal Affairs Division.  Monitoring and analysis of project status and modifications.  Respond to questions from Sponsors, developers, lenders and units of local government. Work under deadlines to monitor project progress through escrow, construction and rent up.  Coordinate fiscal records ensuring proper use of funds or return of unused funds to the program.  Process file transfers to Asset Management and Compliance branch.  Collaborate with other sections of Division of State Financial assistance by performing program design and problem resolution in the development of Notice of Funds availability, application and other program documents

Performs duties related to Probation monitoring, citation and fine appeals, and case intake duties which are essential to the effective operation of the CBA's Enforcement Division:  Duties include:  Collection and review of probationer's compliance with quarterly status reports, cost reimbursement payments, Status of Licence, completion of community service and submission of penalty assessments.  Assist in the preparation of individual communication as to compliance with probation terms and conditions.  Assist in desk investigation of probationers to verify compliance with disciplinary orders, making sure required continuing education and regulatory review courses are taken.  Assist in examining and evaluating disciplinary documents for licensees that have been on probation as result of enforcement action.  Perform analysis on incoming cases, performing preliminary gathering of investigation whether case should be referred for technical or non-technical investigation.  Identify priority of each incoming case of which needed expedition, review all referrals from CBA units including but not limited to referrals related to continuing education, non-response to initial inquiries and Peer review to determine which statutes and regulations may have been violated.  Determine accurate citation codes for matters assigned under Citation desk.  Provide overall support to the entire Division whenever needed.
