After graduating Cum Laude from Southern College of Optometry, I completed an internship at Charleston Air Force Base, specializing in ocular disease and contact lenses. Shortly after, I acquired my first optometry practice and grew it into multiple locations. I now coach fellow optometrists to do the same—helping them implement proven strategies for growth and sustainability. 

But my journey didn’t stop there.

If you want to live a life filled with regret, take the path of least resistance.

In 2022 we almost bought 300 acres in Franklin, TN for a luxury single-family development… 

We spent at least 6 figures and almost a full 12 months on due diligence before we finally decided not to pursue the deal. 

We built some strong relationships with private equity investors and had almost $60M on the line in equity to help fund this deal. 

We had professional engineers and designers flown out from Paris to help build this luxury development we were going to call “The Village.”

It was going to be beautiful! 

Then interest rates started rising…
Cap rates started rising… 
Sale uncertainty was high in the market… 

No one knew what was going to happen and the $60M of funding dried up pretty quickly. 

After a lot more conversations and due diligence, we decided to forgo the investment. 

Hindsight, this was the best decision we could’ve made, but walking away from 6 figures of hard costs is never fun. 

The lessons we learned from this experience gave us the expertise and relationships we needed to continue acquiring and even operating our first ever full ground-up development which was soon after, our RV park.

If we hadn’t lost money and gone through this experience, we may have never bought our RV parks. 

Biggest lesson learned…

There’s no success without failure and no winning without losing! 💯

The older I get, the more I realize this one simple truth… 

The greatest ROI in life will always come from the people sitting around your table, not the ones sitting in your inbox. 

To me, this holiday season is a reminder that:

- Deals can wait
- Emails can wait
- Opportunities can wait

There’s always a plethora of opportunities that arise at the end of the year, but this time of year should be spent with your loved ones. 

Because family? 

Family doesn’t wait. 

1. Your kids grow up
2. Your parents age
3. Moments disappear if you’re not there to catch them

So here’s to slowing down this time of year, being present, and fully enjoying life with the people who make it all worth it 💯

Anytime there’s a local oil refinery shutdown or other contract based labor jobs in the area…

We’re at 100% occupancy! 

When there isn’t a large surge in local work our park usually stays around 60-70% occupancy with longer term residents. 

This is the same park that only has a $4 annual tax bill for the next 3 years and our insurance premium only costs us $3,500 per year for 104 pads. 

Our break even occupancy is below 20%…

Here’s why that matters: 

1️⃣ When oil & gas, construction, or infrastructure work hits a town, RV parks are the FIRST ones to fill up.

2️⃣ Unlike apartments or mobile home parks, staff housing contracts can fill dozens of pads overnight with premium rates.

3️⃣ That demand goes straight to the bottom line, because operating expenses in RV parks are insanely low. (Roughly 30-40% OER)

This is exactly why we’re building another one! 💯

We provided the code yesterday to a prospective tenant to do a self guided tour of one of our units…

And after she left, she told us there was a leak in the shower. 

Already she seems responsible and responsive, right? 

So we went to go check. 

After further investigation we found out she actually took a full on shower during the tour… 

Water all in the tub/shower and bathroom floor, and long hair in the drain that definitely wasn’t there before the tour. 

The leak was only a small drip from the shower head…

There’s testing the water pressure and then there’s whatever that was lol 

Should we charge her for the water bill? 🤔

Yesterday I had a conversation that reminded me why I love this business…

I got on a call with an investor I’ve never spoken to before.

We talked for 27 minutes.

I learned:

When I started interviewing industry professionals 5 years ago…

I was setting out to finally get answers to the  burning questions that I had. 

I needed actionable advice not just “post on social media” when asking how to raise money. 

How many times have you been dying to know something for some book, post, podcast, etc. to give you the most generalized answer that does nothing? 

Right before beginning my podcast, I had just lost $60,000 I didn’t have to begin with. 

Generic methods weren’t going to help me. 

Since starting my podcast, Creative Capital, I’ve learned so much more than I could’ve imagined. 

Here’s 3 huge turning points for me that I learned from my show: 

1. I learned how to increase my personal liquidity to buy more deals for FREE without partners

2. I learned how to start and run a 10 figure real estate investing business for FREE

3. I learned how to properly hire, fire, and delegate in my business

I could’ve added 100 things to this list but those were the ones that really moved the needle for me.

Having now mentored almost 200 different students… 

I get asked all the time, “what does it take to be a successful student?” 

Here’s what I’ve seen differentiate the winners from the losers:

1. Come prepared - Mentorship is not a rescue mission

- Know your goals (or at least be actively working to define them).
- Bring specific questions, decisions, obstacles, not just “teach me everything.”
- Do your homework before every interaction.

Lesson: Mentors accelerate people already in motion, not people waiting to be pushed.

2. Take extreme ownership

- Mentors guide, but you execute.
- Don’t wait for direction, take initiative.
- Own failures, own wins, and own the process.

Lesson: Mentorship does not outsource your success. You still have to do the work.

3. Be coachable - Ego down, curiosity up

- Be willing to unlearn old habits.
- Accept feedback without being defensive.
- Don’t just agree, apply.

Lesson: The biggest mentorship killer? Wanting change but resisting advice.

4. Implement relentlessly

- Information doesn’t ignite the transformation, execution does. 
- Mentorship should look like: Learn → Apply → Get feedback → Iterate.

Lesson: If you’re not actively applying what you’re learning, you’re just renting advice.

5. Communicate clearly & consistently

- Be honest about roadblocks, fears, and what you’re actually doing.
- Share progress, even small wins, so your mentor knows where to guide next.
- Use their time wisely. You don’t need daily access; you need meaningful updates.

Lesson: Mentors don’t need perfection, they need communication. 

6. Think long-term

- Become independent, not dependent
- The goal isn’t to keep texting your mentor forever, it’s to outgrow the need.
- Move from “What should I do?” → “Here’s what I’m doing — what do you think?”

Lesson: The best mentees don’t just grow. They eventually lead, teach, and multiply 💯

Here’s a question I get all the time, but it’s one of those questions that simply isn’t being asked correctly…

How many units do I need to make 7 figures of passive income? 

Some say only a few and others say hundreds, if not thousands. 

For me it’s never been about the amount of units but the income those units can produce. 

I know one investor who owns 7 units and makes over $1M/year in cash flow. 

I know other investors who own 1,000+ units who make $40k/year in cash flow. 

As long as you’re strategic with your buys, and YOU or your team controls the deal, that’s where you’ll get the most equity upside and cash flow.

If you’re creative enough, you can make a lot of money with just a few deals/units.

You don’t need to scale to thousands and thousands of units. 

Cash flow is where you’ll get your freedom. 

That’s why we really like our perpetuity model where we retain 70% of the cash flow after our investors receive 100% of their initial investment back. 

Allows you to very quickly scale to 7 figures of cash flow with fewer units which means less work. 

I call it the “Atomic bomb” of cash flow 💣
