A decade ago, I lost $100K on a single real estate deal.

I told the story to a seasoned investor, a guy with a 9-figure portfolio, and he said something I’ll never forget: 

“It wasn’t a loss. It was tuition.” 

And that shifted my perspective. 

Here are the lessons that $100K “tuition” taught me: 

 1. Math always wins. 

- Take projected rent. Subtract 30%. 

- Add 20% to expenses. 

If the deal still works, you’re good. If not, walk away. 

 2. Cash flow is king.

Forget speculation. 

If a deal doesn't have cash flow from Day 1, don’t touch it. 

$1M at 8% ROI compounded over 10 years = $2.15M (stress-free). 

The “boring” deals win long-term. 

3. Surround yourself with smarter people. 

The right people don’t chase hype.

They stick to fundamentals and pass on 99 bad deals to find the 1 great one.

It was my 3rd year in business, and I closed a massive deal on a shopping center in Westchester:

Sale price: $40,700,000
Office cut: $1,250,000
My fee: $625,000

The buyer? Lerner Heidenberg.
And I was just 26 years old.

I called my friend Greg and said, “Let’s buy a car.”

Look, numbers mean nothing.
They’re a great scoreboard.

But real business success is built on people.

That’s exactly how my journey in commercial real estate accelerated → through relationships, not spreadsheets.

Years ago, I wasn’t sitting on institutional capital.
I was sitting with curiosity.

I invested $100 into a book that shifted how I thought about income, leverage, and ownership.

That small move led me into rooms I wasn’t “qualified” to be in yet.
One of those rooms changed everything.
It wasn’t a glamorous boardroom.

It was a conversation. Simple, direct, unplanned.
We started talking about deals.

Then risk.
Then vision.
Then long-term ownership.
The mutual spark was there.

We stayed in touch.
Compared underwriting notes.
Challenged each other’s assumptions.
As the conversations deepened, so did the trust.

And eventually, so did the deals.

One of those early collaborations led to a $40M shopping center transaction, a defining moment in my career.

Over time, those same principles became the foundation for what we do today: connecting serious sponsors with serious investors and structuring equity the right way.

The main lesson?

If you want to build a quick deal, you can do it alone.

If you want to build lasting wealth, build with the right people.

For the last 10 years I’ve watched something happen over and over again in real estate.

Here's how it looks:

Everyone focuses on the deal.

Then spend hours debating spreadsheets… arguing about basis… analyzing the “perfect opportunity.”

But one thing keeps proving itself.

The deal rarely makes the money.
The people running it do.

I’ve seen average deals produce incredible returns because the operators were relentless, disciplined, and experienced.

But most of the time?

When I look at a deal today, the first question I ask isn’t about the property.

It’s about who is running it.

Over the next 30 years, here’s what owning a $500K home at a 7%
interest rate really costs you:

1. $500K home at 7% interest =

You’ll end up paying over $1.2 million in mortgage and interest alone. What started as a $500K investment will be more than double the price.

2. Property taxes + maintenance =

On top of your mortgage, you’ll be paying $300K+ in property taxes and upkeep over the life of the home. And that’s just the basic costs. Repairs, renovations, and the inevitable surprise expenses aren’t even included.

3. Opportunity cost:

Now, here’s where it gets interesting. If you had taken the $100K down payment and instead invested it in an 8% index fund, then by the end of the same 30-year period, you’d have $1.8 million. That’s the power of compound interest and smart investing, something your home can’t provide.

So, why is this important?

Because it’s a harsh reality: Your house isn’t an investment, it’s an expense.

Take Warren Buffett as an example.

He still lives in the same house he bought in 1958 for just $31,500. 

Because he’s a firm believer in investing in cash-flowing assets, not liabilities. For him, real wealth comes from investments that pay him, not something that drains his resources.

→ The takeaway?

If you want real wealth, don’t buy properties that just sit there costing you money. 

Invest in properties that pay you, whether it’s rental income, cash flow, or long-term appreciation that works for you.

The goal is not to own a big house. →

The goal is to own assets that grow your wealth and free up your time.

I didn’t grow up wanting to “sell real estate.”

I grew up watching my parents build a company in their garage in the 1970s - and turn it into one of the largest cancer research labs in the country.

From them I learned something early:

My goal is simple:

Help the right people own assets that outlast headlines, markets, and noise.

A few years ago, I toured two buildings in the same city.
Same rent. Same number of bedrooms.

Even the same finishes stainless, quartz, washer/dryer.

One was 95% leased.
The other was half-empty.

So what was the difference?

The first one had:

☑️ A grocery store 3 minutes away
☑️ A Target across the street
☑️ A daycare few blocks away
☑️ Safe, well-lit sidewalks
☑️ A gym, a gas station, and a Starbucks all within walking distance

The second one?

It had a parking lot and a leasing office. That’s it.

People don’t pay for square footage.
They pay for daily rhythm.

For the things they touch 5–7 days a week:

– Where they grab their morning coffee
– Where they drop their kid off
– Where they pick up prescriptions
– Where they feel safe walking at 8PM
– Where they can order food, work out, or run errands fast

You’re not leasing units you’re selling time saved.
If they can live there without opening Google Maps, you win.

The closer you are to habit, the harder you are to leave.
Forget luxury. Invest in lifestyle.

If you’re investing in apartments, don’t just underwrite the building.
Underwrite the neighborhood.

Because tenants aren’t just leasing units.
They’re choosing a lifestyle.

Get that right and you don’t have to slash rents or over-renovate to win.
Your property leases itself.
