Oil &amp; Gas: Due to the high interest rates in the past few years, Rita was hesitant to invest in apartments. I don't blame her. But Rita wanted the tax advantages from depreciation like I did. So Rita invested in oil &amp; gas instead, which can offset her W2 income with the 80% tax benefit from tangible and intangible drilling costs, and depletion allowance. You have to keep in mind that there is a lot of volatility in the crude oil prices and be ok with that among other risk factors.

Not a rescue fund. Cash advance to successful businesses.

Everyone says diversify. I usually say… not yet.

First diversify your time horizon.

If all your investments lock up your money for 5+ years,
you’re not diversified.

You’re just committed in multiple places.

Liquidity isn’t boring. It’s protection. 

That’s why I’ve started allocating part of my portfolio to short-duration investments tied to real business revenue.

↳ Monthly distributions
↳ Double digit cash flow
↳ Capital back after 12 months

Different risk. Different timeline.  Same goal: resilience.

Nothing feels worse than seeing opportunity…
and realizing your money is trapped elsewhere.

Agree or disagree?

I underwrote a $ 21,458,000 apt in DFW.

Here’s what caught my eye:

1️⃣ Distressed asset under lender control

2️⃣ Acquired in 2022 with a highly leveraged bridge loan

3️⃣ Central location — proximity to DFW airport 

4️⃣ Distressed seller selling it for the nearly same price as the loan amount

5️⃣ Only equity needed: capital improvements. Easy raise.

6️⃣ 85% occupancy

On paper, this looked like a slam dunk.

20 minute drive from my home .. easy to visit, convenient to manage.

But here’s what the numbers didn’t show:

Declining rents in submarket 
Very large concessions 
No upside in 2026

The comparative properties nearby are offering 1-2 months free rent. 

Rents today are LOWER than what they were a year ago. 

I didn’t need to call properties.

↳ I own a property in the same area 

↳ I already know what the expenses are to run a property there 

↳ I have driven past that subject property numerous times 

An out-of-state group who I spoke with in Salt lake city wanted me to join them.

They saw a deal.
I saw a disaster waiting to happen.

Sure, it is “discounted” from its 2022 price.  

Isn’t almost every property today discounted from its 2022 price?

Sometimes, the best deal you’ll ever make...

Is the one you don’t.

P.S.  Have you played deal or no deal?

I’ve done this 7 times in the past year

..  and it can be quite depressing.

Just me, a balcony cabin + a hammock.  

No one to fight over the TV channel or remote.

You start missing many things

- doing dishes
- grocery shopping
- making all your meals
- cleaning the bathroom
- picking up after yourself
- dusting and vacuuming the room
- making the bed and doing laundry
- screaming kids and grubby hands

Because this Is what I had Instead : 

- ocean breeze
- tropical weather
- a ton of vitamin sea
- at least 25 solo friends
- balcony with hammock
- variety of entertainment
- choice of a dozen eateries 

So if you’ve ever been afraid of solo travel.. 

Yes, it is dangerous

It can be habit forming.

I would highly discourage It.
