Oil &amp; Gas: Due to the high interest rates in the past few years, Rita was hesitant to invest in apartments. I don't blame her. But Rita wanted the tax advantages from depreciation like I did. So Rita invested in oil &amp; gas instead, which can offset her W2 income with the 80% tax benefit from tangible and intangible drilling costs, and depletion allowance. You have to keep in mind that there is a lot of volatility in the crude oil prices and be ok with that among other risk factors.

Everyone says diversify. I usually say… not yet.

First diversify your time horizon.

If all your investments lock up your money for 5+ years,
you’re not diversified.

You’re just committed in multiple places.

Liquidity isn’t boring. It’s protection. 

That’s why I’ve started allocating part of my portfolio to short-duration investments tied to real business revenue.

Different risk. Different timeline.  Same goal: resilience.

Nothing feels worse than seeing opportunity…
and realizing your money is trapped elsewhere.

Agree or disagree?

I underwrote a $ 21,458,000 apt in DFW.

Here’s what caught my eye:

1️⃣ Distressed asset under lender control

2️⃣ Acquired in 2022 with a highly leveraged bridge loan

3️⃣ Central location — proximity to DFW airport 

4️⃣ Distressed seller selling it for the nearly same price as the loan amount

5️⃣ Only equity needed: capital improvements. Easy raise.

6️⃣ 85% occupancy

On paper, this looked like a slam dunk.

20 minute drive from my home .. easy to visit, convenient to manage.

But here’s what the numbers didn’t show:

Declining rents in submarket 
Very large concessions 
No upside in 2026

The comparative properties nearby are offering 1-2 months free rent. 

Rents today are LOWER than what they were a year ago. 

I didn’t need to call properties.

↳ I own a property in the same area 

↳ I already know what the expenses are to run a property there 

↳ I have driven past that subject property numerous times 

An out-of-state group who I spoke with in Salt lake city wanted me to join them.

They saw a deal.
I saw a disaster waiting to happen.

Sure, it is “discounted” from its 2022 price.  

Isn’t almost every property today discounted from its 2022 price?

Sometimes, the best deal you’ll ever make...

Is the one you don’t.

P.S.  Have you played deal or no deal?

I’ve done this 7 times in the past year

..  and it can be quite depressing.

Just me, a balcony cabin + a hammock.  

No one to fight over the TV channel or remote.

You start missing many things

- doing dishes
- grocery shopping
- making all your meals
- cleaning the bathroom
- picking up after yourself
- dusting and vacuuming the room
- making the bed and doing laundry
- screaming kids and grubby hands

Because this Is what I had Instead : 

- ocean breeze
- tropical weather
- a ton of vitamin sea
- at least 25 solo friends
- balcony with hammock
- variety of entertainment
- choice of a dozen eateries 

So if you’ve ever been afraid of solo travel.. 

Yes, it is dangerous

It can be habit forming.

I would highly discourage It.

i am excited and proud that my daughter knew her heart was in assisted living and memory care. 

She believes the elderly deserve to be treated the way she would want her own grandparents treated, with dignity, patience, and someone truly in their corner.

When my mother-in-law was diagnosed with dementia during her sophomore year of college, something deepened in her. She didn’t just study for exams, she studied the disease.
 
Today, she works in the very space she once stepped into to help family, but she didn’t stop there.

We are beyond proud of her for stepping into ownership and becoming an operator. That takes courage. It takes leadership. It takes responsibility for not just care, but systems, staff, and sustainability.

She chose not just to work in the industry… but to help shape it.

Who’s someone outside your usual circle that’s recently inspired you?

A conversation last week caught my attention.


An investor reviewed one of our debt opportunities, moved capital into the deal… and then asked me: “Why isn’t everyone doing this?”
Fair question.

Here’s what he understood.
We’re in first position.

That means if something goes sideways, our capital is first in line on title.Before equity. Before profit. Before anyone else gets paid.

We’re not betting on appreciation.
We’re not waiting for market timing to save us.
We’re not chasing aggressive upside stories.
We’re lending.

Secured by real property.
At structured returns in the 10–12% range.
With conservative loan-to-value ratios.

It’s not flashy.
It’s disciplined.

And here’s the bigger lesson most people overlook. Diversification isn’t just about owning different assets.

It’s about understanding where you sit in the capital stack.

Equity can offer upside.
Debt offers priority.

When you combine them intentionally, volatility softens and predictability improves.
That’s not fear-based investing.
That’s structured investing.

The investor who moved capital wasn’t chasing a trend. He was choosing position.

In this season?
It’s a lot of desk work.
Calls.
Emails.
DMs.
Content creation.
Property management.
Team check-ins.
Planning meetings.
Follow-ups.
Nurturing relationships. Plus much more.
And yes, trying to get my steps in while doing all of it.

Our growth didn’t happen because we “got lucky.” It happened because we stayed consistent.

We followed up.
We nurtured.
We showed up on the long days, especially the ones that didn’t look like progress.

Most days aren’t glitter and glam.
(Unless we’re talking about my mic or my nails✨️)

Growth is built in the quiet work.
The uncomfortable conversations.
The discipline when no one is watching.

How are you protecting your calendar right now?

I’ve always treated my calendar like a commitment... if it’s on there, I’ve prepared for it. I’ve structured my day around it. I’ve likely said no to something else because of it.

But lately, I’ve noticed more last-minute cancellations and no-shows.

Not emergencies. Not reschedules with notice.
Just… disappear and reappear later.

Time is currency. And when it’s blocked, it’s invested.

So I’m reassessing a few things: 
• 24-hour confirmation policies
• Shorter intro calls
• Calendar buffers
• “One reschedule” boundaries
• Or even small commitment filters

I don’t believe in being rigid, but I do believe in being intentional.
