Friendly reminder…

If your commercial real estate deal isn’t set to close by December 20, there’s a good chance it won’t close in 2025.

Here’s why:

Banks slow down.
Underwriters take time off.
Title companies run short staff.
Year-end files get priority.
New deals get pushed into January.

And once you roll into January?

Everything takes longer.
Your deal gets stuck behind everyone who waited too long.

What people don’t see is how fast the industry slows down.

Underwriting, appraisal, compliance, title everything moves differently this time of year.

Knowing these patterns helps you avoid unnecessary delays.

I am certified and accredited in UX Design Processes.

Whilst working within the Costain Group, I have impressed my superiors with my ability to learn new skills and apply these to production projects. An example of this is passing the Microsoft Sharepoint MCTS exams which contributed to the business becoming a Microsoft partner.

On a daily basis I will work on both software development (using such technologies as Sharepoint Designer, Javascript, Infopath, HTML5, CSS3 and other various web development tools) and user experience design (using such tools as Adobe Photoshop, Axure RP Wireframes, Balsamiq Mockups, Visio and Adobe Illustrator). 

The Costain development team work on Sharepoint (2010/2013/365) multi-tenancy farms, Azure websites and VM hosting and bespoke solutions written from the ground up. Within the team, I work full product lifecycle to liaise with the customer and produce bespoke software solutions.

My work at the Costain Group has allowed me to develop my skill set and learn from accomplished lead developers which I feel has progressed my skill set greatly. I am a keen learner and I enjoy the work that I have done and continue to do.
