I got a DM last week from an attorney making $380K.

I used to think $400K/year made you wealthy.

-> Conservative leverage (65% LTV, not 80%+ bridge debt)

-> Strong location fundamentals (jobs + population + limited supply)

Heavy lifting is already done.

Passive losses from syndications generally cannot offset your W2 income.

They apply against passive income only.

The tax code treats them differently under Section 469.

Makin' Moves Monday- The Corporate Ladder Is a Great Place to Lose Your Life

The corporate ladder is sold as freedom. Climb hard enough, they say, and one day you’ll have control. Funny thing is, the higher you climb, the fewer people you see actually enjoying the view.

Most careers trade time for money in increasingly expensive ways. More responsibility, more meetings, more “urgent” emails—yet somehow less autonomy. You get paid well enough to tolerate the grind, but not enough to escape it. That’s not freedom. That’s a very polished hamster wheel.

Real estate changes that equation. Instead of exchanging hours for income, you build assets that produce cash flow whether you’re present or not. Rent doesn’t clock in. Apartments don’t care if you’re on vacation. Buildings don’t schedule 7 a.m. meetings to discuss meetings.

The goal isn’t to quit working—it’s to stop working for someone else’s priorities. Real estate gives you leverage, optionality, and scale. One good deal can replace years of incremental raises. A portfolio can replace a paycheck entirely.

The irony? Most people stay in corporate jobs because they want security—yet rely on a single employer for income. Real estate spreads risk across tenants, properties, and markets. It’s not reckless. It’s resilient.
