Developed and implemented comprehensive, value-enhancing holding plans and capital campaigns tailored specifically to individual client objectives and market conditions, emphasizing strategic positioning, cost-effective services, and the integration of a variety of enterprise ESG initiatives.  Institutional-grade office/retail portfolio of 1M+SF with a high-credit tenant mix.  Orchestrated dozens of capital, operating, and tenant improvement projects with internal and external multi-disciplinary teams over $35M annually.  Streamlined approval process to accelerate project timelines and drive cost reductions.   Retained to rebuild client relationships and was successful in expanding lines of service, growing accounts nationally, and increasing account revenues.  Assembled legal and engineering teams to dispute City mandates saving clients millions in storm water upgrades.  Effective collaboration with third-party brokerage firms that resulted in the opening of a dozen new stores and a 20% increase in occupancy during COVID-19.

Rebuilt relationships with key municipal agencies and stakeholders while resolving a large array of legal, and lease term disputes achieving mutually beneficial outcomes.


Recruited to re-position Class A retail portfolio including new construction and development pads.  Diverse tenant base with national big-box and local retailers, service, restaurant/F&B, and medical/dental providers.  Rapidly improved tenant relations, galvanized a lackadaisical marketing program, increased occupancy, brought closure to numerous, long-standing legal disputes, and successfully guided sophisticated assets through bankruptcy.

Oversight of management, leasing, and capital for 750,000 sf legacy portfolio of landmark retail, office, industrial, and mixed-use portfolio located throughout Western Washington.  Heavy emphasis on navigating stakeholders through a recession and maximizing property performance in a distressed marketplace.  Decreased outstanding balances by 40% with 100% renewal and client retention rates.

Led a 25-member team responsible for the firm’s Class A portfolio of office, retail, parking, and mixed-use products in downtown Seattle.  Increased occupancy in select buildings by 40% via enhanced brokerage relationships and improved negotiation strategies.  100% lease-up of redevelopment and LEED-certified assets.  Supported realignment of the foundation's asset base and positioned portfolio for sale including the Smith Tower, a Seattle landmark, with a unique array of amenities including a tourist observation deck, events center, private residence, church, and the world's largest collection of manually operated elevators.

Responsible for a 2.5M SF portfolio with oversight of third-party property management provider for Seattle Municipal Tower, the 3rd tallest Class A high-rise in Seattle's CBD.  Additionally tasked with direct management of the City's Fleet/Maintenance campus housing dozens of critical support operations.  Extensive inter-agency work.   Negotiated a 100% renewal rate with outside tenancies.
