What started as a plan to acquire several rental homes to secure retirement turned into a niche to which I may have had a hidden skill.  Over the years I have bought and held rental properties, remodeled and flipped many homes, physically moved several homes from one location to the other to remodel and flip.  These activities helped me gain the knowledge to be a great resource to other investors and to those desiring to step into that field.

Provided all the duties and handled the responsibilities of a brokerage.  However, was the pioneer in introducing eXp Realty to South Carolina.  As the first agent in the state of South Carolina, I was challenged to introduce a new business model to the real estate industry.   During my tenure as Broker In Charge for the state I improved my skills in agent attraction and agent support which established me as the "go to guy" for those that wanted to learn more about building a strong career in the real estate industry.  At the time of my departure of the Broker In Charge position I was overseeing 350 agents.  

Awarded the First "Spirit of Ownership" award.   The inscription reads "For exemplifying the spirit of ownership through your dedication to your fellow agent-owners".

Golden Stirp Property Management - GSPM, LLC

Founded GSPM to assist property owners with professional services in managing their homes.  Main focus was residential property management, however, also managed an HOA.  Managed 85 properties in  the upstate of South Carolina.

Founder and Broker In Charge of Golden Strip Real Estate, Inc.  Handled all the necessary duties of running a brokerage to include the managing and supervising agents, reviewing all transactions for compliance, giving support, coaching and mentorship to agents and staff.   Providing outstanding service to clients and customers. During this same period of time I founded and managed GSPM (Golden Strip Property Management). 

Moved to eXp Realty because of the outstanding residual income offered.

I have 31 years appraising in the Upstate of South Carolina, before becoming an appraiser, i was a Mortgage Loan AVP with Fleet. I am a CR appraiser, who specializes in FHA, USDA and other residential work. I cover 4 counties of the upstate of SC and have very thorough market knowledge of my coverage area.

Development of New Vendors and support of existing vendors and the development of appraisal orders. I have a letter of good standing in the state of SC and am FHA and USDA certified in SC. Enhancement of the appraisal process with knowledge of mortgage underwriting and good communication skills with underwriters, processors and R/E Agents. I have covered the full spectrum of the appraisal process, including commercial and multi-family appraisals, as well as review appraisal work and am in good standing with many local banks, mortgage companies and AMC's.

Was Co-owner of Two Day appraisal until I left the company to pursue a future with USA Appraisal.  I helped start the company, developed new vendors into existing clients covering the upstate of SC and parts of NC.  My background in mortgage lending helped enhance the appraisal process due to my knowledge of underwriting and processing of mortgage loans for various banks.

Branch Manager/Mortgage LO and Underwriter. Started in the Management training program, after leaving Southern California where i worked for Shearson Lehman Mortgage. Achieved sucess as an originator and a collector and enhanced mortgage loan business in a number of different offices.

I am a Certfied, FHA Approved appraiser in the upstate for 31 years. I also have a backround in mortgage lending and collections which i did previously since 1983 when I started with Shearson Lehman Mortgage and then as a AVP of Mortgage lending with Fleet. I know my upstate market very well and I am approved with many national and local lenders. My primary goal is to continue to give my existing vendors work that satisfies their requirements, to develop new clients and to continue to enjoy what I do. My goals are to one day under the right circumstances is to get back into the lending side in the appraisal side or underwriting side, or where a company feels with my experience can do the most to enhance a department, I am outgoing and still eager to learn, I have extensive experience with people, and I am looking for a more structured environment,  I have been in this industry since 83, but still open to expand boundaries and learn.
