Most syndicated real estate deals haven’t failed in the last couple of years because of operations.

They fail because the underwriting assumed a world that never arrived.
Ask any operator who survived multiple cycles, and you’ll hear the same pattern:
They underwrite to the downside, not the dream.

They assume:

• debt is volatile 
• exit caps widen
• rent growth flattens
• expenses rise faster than forecasts
• the cost of capital is higher than you’d like
• liquidity evaporates when you need it most

And then they judge the deal on whether it works anyway.

This is what separates best-in-class sponsors from everyone else right now.
They know the next downturn is already embedded in today’s assumptions.

The irony?

Downside-first underwriting produces the most consistent long-term returns.

Not because it’s conservative,
but because it’s accurate.

Retail investors aren’t hesitant today because of headlines.
They’re hesitant because of memory.

Over the last three years they’ve experienced a sequence few outside real estate appreciate:

• capital calls
• distributions halted
• sponsors going silent
• loan maturities under stress
• assets revalued with no warning
• foreclosures in markets that were ‘can’t-miss’ a year earlier

Most didn’t lose everything.
But they lost confidence.

And once an investor loses confidence, they don’t respond to optimism, charisma, or ‘trust us, we’ll handle it.’

They respond to something far simpler: A clear explanation of the risk that hurt them, and a clearer explanation of why it won’t hurt them again.

If you want investors to fund your next deal, it’s not enough to have a good deal. 

You need to show you understand the psychology of someone who just lived through the most abrupt market shift since the GFC and emerged more skeptical, more conservative, and far more selective.

This isn’t a marketing challenge.
It’s a credibility challenge.

And credibility isn’t built through promises.
It’s built through clarity.

There’s a lot of noise right now about 50-year mortgages. Some argue they’re the answer to affordability; others say they’re reckless. 

The reality is more practical than ideological.

Proponents of longer mortgages focus on the monthly math: spreading payments over more years lowers the monthly burden and helps more buyers qualify, which matters in high-cost markets. They also argue that a 30-year loan doesn’t reflect the true lifespan of a home.

The counterargument is that longer terms don’t make housing cheaper, they increase demand and push prices higher. Equity builds slowly, leaving owners exposed if values fall. Total interest cost balloons. And the structure can make a stretched purchase look affordable when it really isn’t.

But here’s a better option.

If the goal is lowering monthly payments, not engineering a 50-year commitment, the most effective tool is interest-only financing.

I’ve always loved these.

Here’s how the numbers stack up (ceteris paribus):

• 50 year fully amortized mortgage vs. a 30 year = approx. 14% saving in monthly payments.
• An interest only vs. a 30 year amortized mortgage = 19% saving in monthly payments.

Interest only loans deliver the lowest possible monthly payment and let you self-amortize on your terms – this is because you can pay down principal whenever you like and future monthly payments go down because interest is only paid on the remaining balance.

Plus this aligns with how people actually behave: most homeowners move within 7 to 14 years and very few stay long enough for amortization length to matter.

So if the objective is cash-flow relief, interest-only loans are far more efficient than stretching amortization out half a century.

BUT if the objective is truly making housing affordable, the answer isn’t 40-year or 50-year mortgages, or even interest-only.

It’s ridiculously simple: 

Pass legislation (or impose another tariff or EO or whatever) that motivates the industry to BUILD MORE HOUSING. 

Geez. Is it really that difficult to figure out?

As the real estate market bumps along bottom, raising equity is the real bottleneck.

Solid deals are resurfacing as the bid-ask gap narrows, yet many sponsors can’t close because institutional capital is doing what it often does in downturns, pulling back, rebalancing, and waiting for clarity. Liquidity dries up, deal volume falls, and only when pricing stabilizes does activity return.

But this time is different: the retail channel, long overlooked by institutions, is wide open. The challenge is that these investors, burned by 'passive income' promises, suspended distributions, and lost money, are cautious. They’ll back disciplined operators with track records and clear positioning, not opportunists spouting cliches and chasing yields.

Now’s the moment to prepare. Once your deal is under contract, it’s too late to start raising. It takes time to attract, educate, and convert investors.

But check this out. Downturns, like the one we have just experienced, generally take years to recover peak pricing levels - and then go on to extended climbs before the next major downturn.

For example, looking at the two major downturns I've experienced:

* 1989–1997 (S&L Crisis): 4-year decline, 4-year recovery to peak pricing.
* 2007–2016 (GFC): 2+ year downturn, 6+ year recovery to peak pricing, the longest on record.

In both, CRE took roughly 14 years peak-to-peak. Recoveries are slow but durable once confidence returns.

We’re at that inflection point now.

- Deloitte (2026 Outlook): “Markets have seemingly turned a corner.”
- CBRE (2025 Midyear): “H1 2025 saw the first appreciable rent growth in over a year.”
- PwC/ULI (Emerging Trends 2026): “Real estate emerged from its interest-rate-driven repricing cycle in 2025.”

Five structural tailwinds:

1. Interest rates: Trending lower.
2. Liquidity: Deregulation unlocking $2.6T in bank lending capacity (A&M, 2025).
3. Tax incentives: OZ program extended; 100% bonus depreciation reinstated.
4. Valuations: CRE near cyclical lows while equities sit near highs.
5. Policy bias: a real-estate-friendly administration that favors easier credit and expanded private access.

Rates: ↓ Regulation: ↓ Capital access: ↑

It’s 2011 all over again, only this time, you know what’s coming.

If you’ve got deal flow but limited equity, or equity but no deals that pencil, this is when to build lasting, investor-first systems. I help sponsors do exactly that: structure, systemize, and scale capital formation without giving up control.

• forced sellers are becoming more realistic
• debt markets are stabilizing at a new equilibrium
• sellers who refused to negotiate in 2023 now return calls
• construction has collapsed, setting up future supply constraints

These are not signs of distress.
They’re signs of recalibration.

History is consistent:

The best vintages aren’t bought at the bottom,
they’re bought when the market finally accepts reality.

That moment isn’t coming.

It’s here.
