Thomas Edison failed thousands of times trying to invent the light bulb.

At least that’s the story people like to tell.

One reporter finally asked him:
“How does it feel to fail 1,000 times?”

Edison smiled and said:
“I didn’t fail 1,000 times. The light bulb was an invention with 1,000 steps.”

Think about that.
Same events.
Two completely different interpretations.

Most people see attempts that didn’t work and call it failure.
Edison saw progress.

Data.
Clues.

Each step telling him what didn’t work so he could get closer to what did.

Here’s where we get stuck:
→ We treat one bad result as a verdict
→ We think mistakes mean we're not capable
→ We assume progress should look smooth

But progress doesn't looks smooth.
It looks messy.
Crooked.
Embarrassing.

Full of things that don’t work.

The difference isn’t talent.
It’s interpretation.

Call it failure and you stop.
Call it information and you continue.

So the next time something doesn’t work:
Pause.

Ask a different question.
“What did this just teach me?”

Day 2 of a 10-Day CRE LinkedIn Challenge

Today I wanted to share a bit of my journey into real estate.

I was born and raised in Brooklyn, NY (born in 1987), and grew up in the 90s 
watching neighborhoods change and evolve. I was always fascinated by it.

As a kid, I’d go out with a friend, check out construction sites, talk to contractors, and follow new developments. 

Real estate wasn’t a career back then, I just genuinely loved it.

My first deal came later in 2014 , a duplex near Yale New Haven Hospital. 

A few partners and I bought it, renovated it, and rented it out.

At the time, I was focused on my main business, inventory liquidation and wholesale.

Things really shifted in 2020.

My partner, Sholom Eckhaus, and I teamed up and started investing more seriously. 

He had been investing in New Orleans, and we decided to go all in together.

From 2020–2022, we acquired multiple multifamily and student housing properties across New Orleans.

We didn’t come in as experts. We learned by doing, analyzing deals, making mistakes, and figuring things out along the way.

Over time, we became interested in industrial. 

The tenant base, business owners, really resonated with us.

In 2021, we put an industrial deal under contract in Hialeah and closed in 2022. 

Looking back, that was a big turning point.

It led to a simple realization:

There’s real value in investing in your own backyard.

We sold our New Orleans portfolio and shifted our focus to Florida.

From there, small bay industrial naturally led us into unanchored strip retail, similar fundamentals, similar tenant base.

That’s what we’re focused on today across Florida.

Still learning. Still growing.

Passionate Real Estate Investor | Raising Funds for Retail Strip Center Acquisitions Across the Southeast

Day 3 of a 10-Day CRE LinkedIn Challenge

Today I want to share the story of our first real multifamily deal, and a reminder that you don’t need to have everything figured out to get started.

In January 2021, my partner and I flew from Miami to New Orleans and met up with our third partner who was living there.

From there, we drove to Baton Rouge.

We had done some initial research, lower price per door, strong rental demand, and felt like it was a good place to start.

One of our first stops was a local brokerage, ELIFIN® 

We cold called them before the trip and said we were coming into town and looking to buy.

At that point, we had no real multifamily experience.

Just a few smaller deals and a willingness to learn.

We sat in their office, talking, getting to know each other, sharing what we were trying to do.

As we were wrapping up, we casually asked:

“Anything we can look at while we’re here?”

They said, “There’s something… but we can only do a drive-by.”

On our way out of the city, we drove past the property, 459 Apartment Court, Baton Rouge, 24 units, good area, right price point.

And we immediately liked it.

It wasn’t perfect  needed work, but it felt like the right first deal.

We ended up getting it under contract for $1.06M.

ELIFIN® introduced us to a local bank, Concordia Bank & Trust Company, and that relationship ended up being a huge part of the deal. 

They were patient, helpful, and truly relationship-driven.

We put about $550K into renovations, stabilized the property, and sold it in August 2023 for $2.15M.

The return was great, but honestly, the biggest value was everything we learned along the way.

Underwriting, construction, working with banks, managing a property, navigating partnerships…

A lot of lessons, some the hard way.

Looking back, the biggest takeaway:

You don’t need to have it all figured out to start.

You just need to take the first step and be willing to learn.

A few other commercial real estate professionals and I decided to challenge ourselves to post on LinkedIn for the next 10 days.

The idea is simple, share some thoughts from the field and connect with others in the industry.
