Back in 2020, I thought I was doing everything right...

I had a finance degree from a top 20 business school, married, had a house, worked at a bank, and was investing in a 401K.

Working at the bank, I analyzed commercial multifamily deals. 

I saw everything -
• The borrower's tax returns where they paid $0 in taxes. 
• Huge net worth on their balance sheets. 
• The passive income they were collecting every month from the cash flow. 

I saw just how lucrative (and rewarding) apartment investing could be.

I quickly learned I was on the WRONG side of the deal. 

So I founded Goodin Development.

And it all started after moving through multiple jobs trying to find her path.

Barbara Corcoran had no connections.
No Ivy League degree.
No impressive résumé.
No safety net.

What she did have?
Grit. Hunger. And the belief that she could build something from nothing.

After leaving her job as a waitress, she borrowed $1,000 from her then-boyfriend and launched a tiny real estate venture in New York City.

That small idea?

It grew into The Corcoran Group, one of the most recognized real-estate brands in NYC.
In 2001, she sold it for $66 million.

From humble beginnings…
To unstoppable.

The lesson?
You don’t need millions to start.
But you’ll never build anything if you never start at all.

Yesterday, I watched my kids figure out who gets the next turn on the swing.

Tiny humans working on the biggest negotiation during their day.

One of them said, “You go first if I can choose the song.”
The other nodded, thought for a moment, and replied - “Deal.”

And off they went - laughing, already moving on to the next thing.

Standing there, I realized something:
→ Kids naturally understand collaboration.

They don’t hesitate to express what they want.
They make room for what the other person wants.
They search for a middle ground that keeps everyone happy.

And once the decision is made, they jump right back into living.

Watching them, a few things stood out to me:

1. They’re clear.
They say what matters to them, without overthinking.

2. They’re flexible.
They’re willing to adjust when it keeps the play going.

3. They stay present.
Once the agreement is made, they don’t revisit the argument and just simply enjoy the moment.

There’s a calm confidence in that.

A belief that solutions exist.
A belief that relationships are worth protecting.
A belief that play is more important than being “right.”

Adults spend years trying to relearn what kids do so naturally.

I’m learning from them every day - especially from the way they communicate with clarity and kindness.

And honestly, I love that my best lessons lately are coming from two kids negotiating swing time in the backyard.

What your kids have thought you?

We hit ZERO.

Zero debt. Zero chains holding us back.

But the road to get there?
It started with $300,000 in med school loans -
plus my wife’s nursing degree debt stacked on top.

Double the weight. Double the fight.

Most people would’ve buckled under that kind of pressure.
We almost did.

But instead of feeling sorry for ourselves, we made one decision:
We’re taking this on together and we’re going all in.

So we stripped life down to the essentials.

Minimalist living.
Two-bedroom apartment.
Rice, beans, intentional spending, and zero lifestyle creep.

Every dollar had a purpose.
Every cent was a soldier.
Every paycheck was a weapon.

Her nursing income + my residency and fellowship pay?
That became our tag team.

We tracked everything, strategized every payment, and stayed locked in - even on the days we were exhausted, broke, and overwhelmed.

And eventually… our efforts compounded.
Six months after fellowship ended, we looked at our accounts and saw something we’d been chasing for years:

ZERO.

We were debt-free.

And that was a proof.
Proof that massive debt can be conquered.
Proof that teamwork and discipline pay off.
Proof that freedom is possible, no matter how steep the climb looks right now.
