Back in 2020, I thought I was doing everything right...

I had a finance degree from a top 20 business school, married, had a house, worked at a bank, and was investing in a 401K.

Working at the bank, I analyzed commercial multifamily deals. 

I saw everything -
• The borrower's tax returns where they paid $0 in taxes. 
• Huge net worth on their balance sheets. 
• The passive income they were collecting every month from the cash flow. 

I saw just how lucrative (and rewarding) apartment investing could be.

I quickly learned I was on the WRONG side of the deal.

Oversaw the planning, management and delivery of the Vancouver 2010 Olympic and Paralympic Games workforce. It was the largest peacetime call-to-action for volunteers in Canadian history, with a workforce complement of 25,000 volunteers, 5,000+ paid staff and 25,000+ contractors.

■ Workforce planning, shift scheduling and uniform design / distribution programs for 50,000+ workforce 

Reporting to the Vice President, Venue Management, as Venue Planning Manager I led the operational planning process for 40+ functions for venue operational planning. This included the development of organization wide venue planning exercises, model venue operating plans, venue emergency response plan and test event planning, and negotiating venue use agreements.

KARV Enterprises provided consulting services to international resort development firms looking to develop resort properties in Eastern Canada.

Humber Valley Resort

Humber Valley Resort is an international award winning resort development in Western Newfoundland, Canada.  The resort is comprised of 2,600 acres of land with an existing 18 hole, Doug Carrick designed, championship golf course, approximately 300 individual chalets ranging from 2,000 to 5,000+ sq ft, on 1 acre plots and various resort amenities, with capacity to develop a further 1,000+ chalets & another 18 hole championship golf course. 

Reporting to the owner and CEO, led the development of the operational components of the resort, land acquisition & assisted with vacation property sales & resort construction projects.

■ $100 million operating budget
■ Sold 300+ properties to international investors in less than 9 months, generating over $500 million in sales
■ Initiated the first ever international charter flights to western Newfoundland out of London, UK in partnership with a leading UK tour operator

Marble Mountain Resort

Marble Mountain Resort is owned by the Provincial Government of Newfoundland & operated by an appointed Board of Directors with a small management team and a seasonal workforce of approximately 100 employees.

As Chairman of the Board & General Manager I was responsible for both leading the Board of Directors, reporting to the Minister of Tourism, and the management team of the resort overseeing daily operations.

Corner Brook Triathlon Committee

As the Managing Director of the Corner Brook Triathlon Committee, organizers of an annual triathlon event that consisted of the annual Corner Brook Triathlon, Kids of Steel, ITU Triathlon World Cup (`98-`06) & ITU Duathlon World Championships (`06), I was responsible for the coordination of all aspects of the events including sponsorship / revenue generation, marketing / public relations, financial / administration & operations.

During this time I was also the President of the Provincial Triathlon Association for Newfoundland, a member of the ITU Technical Officials Committee, an International Technical Delegate for the 2006 ITU Triathlon World Championships & a member of the Board of Directors for Triathlon Canada, culminating as Vice President from 2005 through 2007.

■ Coordinated the annual training of 40+ athletes and 15 provincial elite athletes 
■ Managed the ski development programs for 100+ participants with 10 coaches
■ Managed quadrennial training cycle for the Provincial team from 1995 through 1999 Canada Winter Games

From the Atlantic to the Pacific and parts in between, I've been fortunate to combine my personal interests of real estate, sport, hospitality and people with a career of successfully leading large-scale, high-profile events, national sport organizations and investing in hard assets.

I have recently started a real estate investment firm, Vansen Group, focused on acquiring medium to large scale value-add apartment complexes through syndications to provide investors with an outsized return on their investment and positive cash flow. Asset acquisitions are focused in economically diverse and growing markets in southeast USA.

Prior to founding Vansen Group, I was the Chief Executive Officer of Rugby Canada from 2016 through 2022, where I was honored to lead the national organization to a leading NSO in Canadian sport through the strategic implementation of forward-looking systems and processes. The organization successfully delivered one of Canada’s largest annual sporting events with >40,000 daily spectators for the Canada Sevens tournament. And partnered and fundraised to build a 9,000 square foot world-class training facility for more than 200 national team athletes.
 
Before joining Rugby Canada, I served as the Executive Vice President, Operations, Sport & Venue Management of the Toronto 2015 Pan/Parapan American Games – the largest multi-sport Games ever hosted in Canada – I am immensely proud of the work the 5 divisions (700+ staff and 12,000+ volunteers) reporting to me accomplished. Collaborating with multiple levels of government, international stakeholders, external contractors, media and governing bodies, we delivered operational services with a $6+ M budget surplus, exceeded operational service revenue targets by $9+ M, and led the $700 M capital projects contract close-outs with of a surplus of over $55 M. 
 
Prior to #TO2015 I oversaw the planning, management and delivery of the Vancouver 2010 Olympic and Paralympic Games workforce. With a staff of 100+, my team led the recruitment and training programs for 25,000 volunteers and, prior that, I was in charge of the operational planning process for 40+ functions for venue operational planning.
 
Earlier in my career I had the privilege of managing award-winning resorts as well as consulting with international resort development firms. An avid fan of the outdoors, I also served as the Managing Director of Corner Brook Triathlon, one of Canada's longest running annual triathlon's, and Program Director & Head Coach of a Provincial alpine ski team and one of Atlantic Canada's largest ski clubs.
