Why Midwest Retail Was My Contrarian Bet for 2025. And Still Is Going Into 2026


At the start of 2025, most investors dismissed retail. Nine months later, the numbers prove otherwise. The fear was overdone, especially in the Midwest.

Myth 1: “Retail is dead.”

Reality: Retail is resilient.
Through Q3 2025, U.S. retail investment volume topped $30B, up double digits year-over-year. Net-lease cap rates held near 7%, and grocery-anchored Midwest centers kept seeing compression. Quiet money has been buying while sentiment stayed negative.

Myth 2: “Too much vacancy, no demand.”

Reality: Vacancy is steady and reabsorption is strong.
National vacancy hovers around 5.8–6%, nearly flat year-over-year. Service-based tenants: medical, fitness, last-mile fulfillment, continue to backfill space. New supply remains disciplined, keeping fundamentals intact.

Myth 3: “No capital for retail.”

Reality: Institutional money is back.
Transaction volume is up more than 20% year-over-year. Over half of institutions now expect retail to drive a majority of private-market flows within two years. The capital wall is real.

Why I’m still focused on the Midwest:
·      Pricing has reset more sharply than on the coasts
·      Grocery-anchored retail remains e-commerce resistant
·      Many assets are still mispriced due to lingering fear

·      Rent and vacancy trends in secondary Midwest metros

·      Lender appetite as rates stabilize

Contrarian bets don’t look smart until they do. Midwest retail was ignored in early 2025; now it’s proving why fundamentals always win.
