The best sales content I’ve read in a long time comes from a buyer sharing how they buy. Today, I'm highlighting my favorite parts along with a little bit of my own commentary.

Let's dive into the highlights, and I'll link the full post at the end.

Highlight one:

“Every vendor tells me their product is revolutionary. You know what’s also revolutionary? Getting fired because your “revolutionary” product bricked the payment system during Black Friday. I’ve seen it happen. It wasn’t the vendor who lost their job.”

Key takeaway:

Sellers all sound the same. Every vendor has “innovation.” Every vendor has “industry awards.” Every vendor has “cutting-edge AI.”

But while we are blabbering on about how great we are, our prospect is wondering: “Where is this most likely to go wrong? And, if it goes wrong, how devastating would it be to me and my team?”

Highlight two:

“The vendor who won my biggest contract didn’t have the best product. They had:

• A reference from a CISO I trusted
• An implementation plan that didn’t require overtime from my burned-out team
• A CEO who personally committed to our success
• Proof they’d done this exact deployment 50 times before

Their competitor had better tech and was 30% cheaper. They also had a 12-month implementation timeline and no relevant references.

Easy decision.”

Key takeaway:

This one is scary. Imagine a forecast call where you tell your boss “my champion told me we have better tech and we are 30% cheaper.”

Sounds like an easy win.

Now, you know that your “champion” could be telling their boss: “This other vendor is more expensive and doesn’t have all the functionality. But it’s the safer bet.”

Your easy win quickly becomes a shocking loss.

Highlight three:

“You tell me features. Tell me what fires you put out and whose job you saved.

You show ROI spreadsheets. Show me CISOs who didn’t get fired after deploying your product.

You push for the enterprise deal. Let me pilot first. Let me look like a hero internally before I bet my career.”

Key takeaway:

You already know features don’t sell - you need to sell “value.” But are you selling the value your prospect cares about?

For most buyers "value" is a combination of “the safest bet to work + most likely to make me look good.”

Highlight four:

“Let’s have an honest conversation. If you keep selling products while we’re buying career insurance, we’re all wasting time.”

Key takeaway:

The job market sucks. Many people (including buyers) are in survival mode.

Are you selling an unrealistic dream? Or, are you selling “career insurance?”

If you are selling the dream, you may find yourself losing to the rep selling insurance.

Just came across Gaurav Madani’s post on how AI is changing the junior banker model, and it struck me how similar the pattern is in multifamily.

AI isn’t just taking over repetitive work.

It’s removing the training ground where future leaders used to learn judgment.

Think about it:
→ Leasing assistants used to review every pay stub.
→ Screening coordinators used to verify every ID.
→ Ops teams used to reconcile every ledger by hand.

That repetition built intuition.

It taught people how to spot patterns, what was normal, what was off, and what deserved a second look.

Now AI handles most of that faster and cleaner.

Which is great for efficiency, but it also erases the apprenticeship layer, the part that taught people how to think, not just what to click.

So the next question after “Will AI replace jobs?” Is “How will we grow our next leaders when the work that used to train them is gone?”

If AI does the “doing,” we need to redesign how people learn the “why.”

That means building workflows that are both efficient and defensible, but also developmental.

Otherwise, we’ll end up with flawless systems and no one left who understands how they work.

Helping real estate owners hire Leni as their AI analyst

Just read that JPMorgan is cutting its junior banker to manager ratio from 6:1 to 4:1. Half the remaining juniors will be in India and Argentina. If you're in New York or London, that's closer to a 2:1 ratio. 

Which means two-thirds of the junior roles would just disappear.

The official story is that AI can now do what juniors used to do. Build models, format decks, pull comps. 

And that's true. AI can do those things.

But there's also something nobody's telling you about what just happened:

The junior banker role was never really about producing work. It was about learning by doing repetitive work.

You don't learn how to build a financial model by watching someone do it or by reading about it. You learn by building 100s of them yourself. By seeing which assumptions mattered in real deals and which ones were just noise. By formatting 50 decks and figuring out what executives actually read versus what they skip over.

That repetition is how you built pattern recognition. How you developed judgment. How you learned to become a senior banker.

And now AI is going to invert that model.

The whole structure of investment banking (or any space, for that matter) is built on leverage. One senior banker leverages 6 juniors to produce more work than they could alone.

Now, one senior can leverage AI that works around the clock, doesn't need mentorship, and doesn't make mistakes from exhaustion. AI does the repetitive work now. Which means it removed the training mechanism.

So in 10 years, where do senior bankers come from? 

1) Either someone figures out a new way to train people (I haven't seen anyone propose what that would be yet).

2) Or the industry wakes up one day and realizes the apprenticeship model is gone and nothing replaced it.

I'm not saying this to scare you. 

I'm saying it because I think it's worth knowing. If you're a junior banker right now, the question isn't "will AI take my job?" The question is "what am I actually learning that AI can't learn, and is anyone helping me learn it?"

Because if your value is in doing the work, you're in trouble. 

AI does the work better.

I thought I'd do something different this week. 

After nearly a decade in screening and fraud detection, I can spot these texts easily. But most people can’t → and that’s exactly who scammers target.

So I asked ChatGPT what it thought and built a prompt anyone can use when they get a suspicious text.

Here's the Prompt → Save this for future reference:

Use only verified, authoritative sources such as CISA, the FTC, or the organization’s official security documentation. Do not infer or guess. ChatGPT’s verdict:
⚠️ These are SMS-phishing (smishing) texts impersonating Google Security.

Red flags it spotted:
✅ “Contact us at...” CTA → Real Google alerts never ask you to call random numbers.

✅ Generic sender or area code → Real alerts come from verified Google channels.

✅ Urgent language → “Login from Istanbul… call now” is classic pressure phrasing.

✅ Verification-code bait → Scammers want you to read back your codes. Google warns never to share them.

What to do if you receive one
🚫 Don’t reply, click, or call.
📲 Forward the text to 7726 (SPAM) → works for most U.S. carriers.
📁 Use your phone’s “Report Junk” or "Report Spam" option.
🧾 Report to ReportFraud [dot] ftc [dot] gov.
🗑 Delete after reporting.

Fraud isn’t always complex → sometimes it’s a simple text (or two) designed to steal trust.

If you ever get one, this prompt might save your data, money, … or your day.

This post by Tyler Meckes really stood out to me. Agreed, the games we played as kids shaped how we think today.

For me, the most memorable are Tetris, Lemonade Stand, and Oregon Trail.

Tetris taught me how to organize anything:  luggage, groceries, Tupperware, even workflows. A place for everything, and everything in its place. 

Lemonade Stand taught me supply & demand, COGS, and margins before I knew what those words meant.

And Oregon Trail taught me risk management… and to avoid dysentery at all costs.

And since I’m all about strengthening your screening…here’s my bridge. Those same lessons show up every day.

Tetris → organize the data.
Lemonade Stand → adapt to industry shifts.
Oregon Trail → manage risk before it hits.

That’s an approach you can stand behind → structure, strategy, and #defensibility.

I remember sitting at my parent’s Windows 95 Gateway computer playing Solitaire. Looking back, it taught me sequencing, patience, and how to think several moves ahead while working with incomplete information.

Checkers was another game I loved playing, but it helped in different ways. It is a fast-paced, direct game that forces you to make decisions quickly and own the consequences.

Shows like MythBusters taught me to question assumptions and test everything. Shark Tank taught me all about business, product positioning, margins, storytelling, negotiation, and the power of a clear value argument.

These early experiences laid the foundation for how I approach problems, strategy, creativity, and decision-making today in Data Operations. 

Small things early in your life has a massive impact later.

Most job scams don’t look scary. 
They look helpful.
Even exciting. 

That’s what makes them dangerous.

Here’s a text I received recently. 

And wouldn’t you know, it checks major boxes of a classic job scam. 👇

🚩 Foreign number
If a “recruiter” is texting you from a +63 number (Philippines) about a U.S. job, that’s your first clue.
→ Legit hiring teams use company email or verified platforms.

🚩 Big brand name drop
Scammers love to borrow brands with credibility. This one used “Warner Bros” to sound official.

🚩 Vague flattery
“Your background and experience have made a strong impression on us. ”
→ Scammers love to make you feel chosen so you act fast.

The goal is often something along the lines of pull you into a false onboarding process, collect your info, then disappear.
