I begrudgingly started my career in sales as an SDR at Qualtrics. After realizing there was no way out, I decided I might as well get good at it and qualified for five consecutive President’s Clubs as an AE, front-line leader, and second-line leader. 

After an incredible 8.5 years at Qualtrics, I was recruited to MongoDB, where I ended my tenure leading their North America acquisition sales organization for commercial, midmarket, and lower enterprise segments.

Meet Minnie: an 8-month-old Siberian Husky. 

She had a rough start to life being abused by another dog, but ended up in a foster home where she’s flourishing in a safe environment.

She plays nicely, shares her toys, and is a joy to be around. A real “anti-Jen,” if you will. 

She’s available to adopt at the Many Paws Global Rescue in Palatine, IL.

The future of screening belongs to companies that can prove the difference between a renter and a risk.

Most screening processes are answering the wrong question.

They ask:

“Does this applicant meet our thresholds?”

That sounds responsible.
It sounds compliant.
It feels safe.

But it’s still the wrong question.

Thresholds measure eligibility.
They don’t measure performance.

A 3-year-old credit event tells you what happened.

I’s not as telling for what’s likely to happen next.

The real question is:

→ Can this person reliably pay the rent?
→ And are they who they say they are?

That requires something very different than a static score.

It requires:
→ Near-term financial signals
→ Behavioral context
→ Direct-source verification
→ Identity certainty

Because a credit score ≠ rent performance.

And when you rely solely on thresholds, you shrink your applicant pool without meaningfully reducing risk.

You’re just filtering differently, not necessarily better.

In workforce housing especially, many residents prioritize:

→ Rent
→ Utilities
→ Transportation

Long before they prioritize revolving credit.

If your model can’t distinguish between someone who missed a credit card payment and someone who can’t pay rent, you’re filtering out performance.

The best screening processes don’t just ask,
“Do they qualify?”

They ask, “Will they perform?”

That shift changes:
→ Who you approve
→ Who you deny
→ How consistent your decisions are
→ And how well decisions stand up when challenged

Most operators think screening risk comes from bad applicants.
👉🏼 It doesn’t.

At scale, risk comes from inconsistent systems.

→ Manual overrides.
→ Different rules by property.
→ Unwritten exceptions.
→ Tribal knowledge.

None of these feel dangerous in isolation.

Together, they compound faster than any single bad decision.

The biggest screening risks come from well-intentioned teams operating without standardized judgment.

If you’re serious about defensibility, start here:

1. Audit your overrides.
    ↳ How often are policies being bypassed? By whom? Why?

2. Document every exception path.
    ↳ If it can happen, it must be written.

3. Centralize decision authority.
    ↳ Judgment should be designed, not improvised.

4. Log the rationale.
    ↳ If you can’t explain it six months later, you can’t defend it.

5. Pressure test consistency.
    ↳ Would three properties make the same call on the same file?

Because in screening:

Speed scales.
Volume scales.
Exposure scales.

Judgment does not → unless you architect it.

And that’s where defensibility lives.
