we built a full day of adventure, challenge, and blessing.

→ Time at the gun range
→ All-out paintball battle
→ Knighting ceremony at an overlook in St. Paul
→ And a feast at Fogo de Chão to finish the day

Each dad stood before his son, sword in hand,
and publicly declared,

“You are now entering a new season and chapter, may you trust in the Lord 
With all of your heart, all of your strength and all of your soul”

Now is the time for more young men and women to rise up
→ the journey is just beginning
→ the real work of shaping, praying for and guiding
→ the input from peers, and wise grandparents

But we need more:

More intentionality.
More fathers speaking life.
More moments that mark the shift from child to adult.

Let’s raise sons who know who they are
and daughters who know what kind of man to look for.

This book was a catalyst but the vision was inside.

This one deal created $1.3M in equity without using good credit or a dollar from the bank.

Let me break it down.

A guy came to me needing help analyzing a 21-unit deal. The numbers looked good on the surface:

-Purchase price: $1M
-Renovation budget: $400K
-After-repair value (ARV): $2.5M

But there was one problem...his credit was trash.

So here’s what I told him: bring in a credit partner. Give them a small equity stake. If the deal really has margins, it’s worth it. You get the deal done, they stay hands-off, and you both win. And when the deal works? That same partner usually wants in on the next one.

Now here’s the formula we used to evaluate the upside:

Rent bump opportunity:
-Current rent: $750
-After renovation rent potential: $1,200

21 units x $450 = $9,450/month = $113,400/year
Divide by a 7% cap rate:
 $113,400 ÷ 0.07 = $1.62M in new value

He only needed $400K to unlock over $1.6M.

That’s how you turn a real estate problem into a million-dollar solution without using your own credit and without traditional financing.

The key isn’t having perfect credit or money in the bank. The key is knowing how to structure the deal and understanding where the value is created.

This is how I went from broke to owning 1,000+ units.

They’re not making more dirt, but they are making more renters. That’s why I’m buying land, especially in cities like Cincinnati, where demand for affordable housing is growing fast and supply can’t keep up.

Cincinnati has a shortage of over 50,000 affordable housing units. The population is around 314,000, which breaks down to about 149,000 households. The average household income is $50,000. Using the 30% housing rule, that means the average family should be paying about $1,250 a month in rent. But right now, average rent is $1,400. That’s $150 over budget for the average family, every single month.

This is why I’m buying land and building rentals that people can actually afford. While some investors wait for perfect deals or chase luxury plays, I’m focused on where the real demand is. If you can provide clean, sustainable housing that meets people’s needs and still cash flows, that’s a win for everyone.

This is the kind of investing that matters. It solves problems and builds long-term wealth at the same time.

Law of Attraction doesn’t work… unless YOU do.
