Who I am
I’m Pascal Wagner.
→ I’ve personally invested over $3.3M across 20+ private equity deals since 2019 – in funds and syndications across private credit, self‑storage, oil & gas, multifamily, and strategies like development, value‑add, and lending.
→ I’ve built a portfolio that now pays multiple six figures a year in passive income for my family.
→ Before Grow Your Cashflow, I was a fund manager for Techstars, where I helped deploy over $150M into early‑stage tech companies.

I work with accredited investors from “I’ve never done a private deal” to 20–30+ LP deals who still don’t have a repeatable system.

Reviewed 50+ syndication decks before committing to a single deal.

Not because I'm indecisive. 
Because deal number 47 looks completely different when you have 46 others to compare it to.

Acquisition fee at 1.75% — is that high? Depends on the asset class, the market, the hold period. Without a reference set it's just a number.

Track record showing 22% average IRR — is that credible? 
Depends on whether it's capital-weighted, how many deals are actually exited, whether any are wholesale transactions.

The operators presenting these numbers have seen hundreds of deals. 
They know exactly where theirs sits relative to the market.

 Most LPs are seeing three or four.

That gap doesn't close by reading more pitch decks.

It closes by having a reference.

Every syndication deck promises a return. Almost none score themselves on whether the structure supports it.

Over the past several months, I've reviewed 85+ private real estate syndication decks — multifamily, industrial, retail, mixed-use, private credit — and scored each one across the same criteria: fee transparency, debt structure, operator track record, waterfall mechanics, LP protections.

Here's what the data shows.

Deals projecting above 20% IRR averaged a quality score of 47 out of 100. 

Deals projecting 18% or below averaged 57.

The higher the return target, the weaker the documentation.

The gap mostly traces to structure — missing fee schedules, undisclosed debt terms, waterfalls engineered to capture upside before the LP gets there.

The conservative-return decks tended to show their work.

Return projections are easy to write. 

The 10-point quality gap between what they promise and what they document is where due diligence actually starts.
