🔥 We saw Townsville before the masses did — and the results prove it

Late 2021, when most markets were flat and sentiment was cautious, we were already actively investing in a suburb in Townsville most people weren’t even talking about.

At that time, the median house price in Annandale was $501,000.

Fast forward to December 2025 — the median price sits at $781,600.

That’s $280,600 in growth, or ~56% total return from early 2022 to end-2025.

Now let’s compare that to the rest of Australia.

Over the exact same period, the national combined dwelling value increased by ~18.9%. (Varying depending on sources used)

📈 Meaning Annandale outperformed the national average by nearly 3X.

This isn’t luck.
This is data-driven analysis acted on early.

I invested in this suburb, and soo many of my team and clients across this suburb and the greater city did too.

Most people get this the wrong way around.

This year I set some fucking big goals for the team.

If hit, I promised them a week to Japan on one of my infamous snow trips.

Not only did they hit their targets, but in Q3 they 2x’d targets, goals & revenue.

And here we are ❄️🏂

The one problem is Joey D'Agata  just had a baby.

His flights where booked, accom all paid, all setup and ready to go, but at the end of the day, family comes first.

We still brought him with us… although just in spirit 😂 (Paper)

I used to think success was defined by a number.

But a moment in a small coffee shop in Kyoto changed me.

Sipping on a cold brew, I watched an elderly man, probably in his 80s, paint a serene landscape on a canvas.

His hands moved with such grace and contentment.

I couldn't help but ask, "What drives you to paint every day?"

He smiled and replied, "It brings me peace."

That simple answer made me rethink my definition of success.

For years, I chased after titles, revenue milestones, and public recognition.

But sitting there, I realized, success isn't just wealth or status.

It's about finding peace, a place where you feel fulfilled and free.

Since then, I've chosen projects that align with my passions, even if they don't come with a big paycheck.

I've never felt more successful.

Bitebro is my third SAAS to hit 10K MRR.

Just 5 months from initial concept…

3 month build, 2 months marketing.

For 3 months we didn’t even have a name. 

This build has been very unique to previous projects.

My first SAAS was a 3 month MVP build, 2 months improving, went to market and hit 10k MRR with a high ticket offer in month 3.

~8 Months to 10k but I did EVERYTHING myself, code, market, sell, everything. 

My last project took 9 months, “Weekend build”, low ticket, and compounded slowly to 10K MRR.

Bitebro though, has been such an incredible journey with a ton of new learnings.

Instead of doing everything myself, I partnered with someone who had complimentary skills AND hired for everything else.

I could spend 100% of my time on product, he spent 100% of his time on marketing & sales.

Current Marketing Month 2 Stats:

Of his 120k Followers, 8.5K have signed up as users: 7% conversion rate and growing.

Of those, 1,832 are Active (multiple uses) in the last 30 days: 22% of Users.

191 Users are paying customers 2.2% paid conversion.

This is up from 0.8% in the first month, meaning it takes some time for users to get to their value moment.

Key Learnings:

1. Leverage everything you can.

Pay developers to build the product, and leverage an existing audience you can move way faster & focus on tasks that actually generate business, rather than get bogged down in the “Grind” work.

2. It’s better to own a smaller % of a much bigger pie, than 100% of a smaller one.

If you can partner with someone who has complementary skills, it takes a ton of pressure off your shoulders and saves you from burnout and giving up.

3. A players are everything.

I now truely understand how important it is to ONLY work with A-players, even if it costs you way more, or equity, an A-Player should 10x anything you give them and are worth their weight in gold. 

4. Value Moments Matter More Than Funnels

You can get an unlimited amount of eyeballs on a product, but if people don’t see the value they arnt paying for it.

5. You don’t win by doing more.

You win by doing less of the wrong things, with the right people.

I’ll keep doing these milestone updates against my other projects at 50k, 100k & 200k MRR so you can see them like for like.

Next phase: Leveraging Affiliate Audiences.

I’ve read every personal development book.
Tried every productivity hack.
Studied every business model playbook.

Here’s the uncomfortable truth…

Most of it doesn’t matter.

No matter how good your business plan is.
No matter how much time you put in.
No matter how hard you grind.

Only two things actually move the needle:

1. What you work on.
2. Who you work with.

Get them right, and momentum carries you.

Get them wrong, almost nothing will get your time back.

Most people take 5 years to notice.

Until recently, more capital meant more freedom.

But it turns out, it also means more fear.

At some point, it stopped being about building more.

It became about protecting what I already had.

That shift changes how you think.

1. Growth and protection are different games 
Building rewards risk, protecting demands control.

2. Loss isn’t just financial

It drains energy, focus, and peace. 
3. The hidden cost 
In trying to secure the future, I forgot to enjoy the present.

More isn’t always better.

And wealth only works if it buys you peace & freedom, not anxiety.
