You think staging for sale is all about sticking some furniture in and voila, right?

Wrong! 👎

The best staging, you know, the type that gets you a faster sale and at the maximum value, is about way more than that. 

It's about creating a lifestyle and interior styling is the best way to showcase your property and create the all important aspiration. 

I spend time styling your property for sale to present it in the very best light. 
You might be able to do it, yup it's not rocket science!

Recently, more than once, I’ve been brought into projects where a client has appointed a source, design and build company expecting exactly that. 

Turnkey.
Straightforward. 
Minimal involvement.

Sounds perfect, eh?! 😅

Instead, they’ve found:
• Room layouts that don’t maximise space or tenant flow ❌
• FF&E budgets that are unrealistic for the market they’re targeting 📉
• Stalling timelines that cost time and so money ⏳

One recent client has had to invest a significant amount of unexpected time reviewing and reworking layouts they had already paid for. With some support from me, we’ve improved them. Of course tweaks are expected - but the level of time needed just shouldn’t have been necessary.

If you’re new to HMO investing and looking for a hands off solution, due diligence is critical.

What do I think is happening?

Some companies make a deal look attractive by keeping the upfront numbers low. On paper, the ROI looks stronger and the project stacks nicely. 

Until you try to create a decent finished product.

Then the compromises start. Or the budget goes north. 
To be clear, there are excellent design and build companies out there. But if you’re new to HMO investing and looking for a “done for you” solution, due diligence is everything.

Ask to see layout drawings
Interrogate the FF&E allowances
Check what standard those budgets actually deliver
Ask what happens when costs increase

If the foundations are weak, everything that follows becomes harder and more expensive.
Get it right first time.
Always cheaper in the long run, right?!  😉
