Once I turned 40 I realized I wasted a lot of time chasing titles and comp packages. 

The biggest thing holding me back was I'm not wired to be an employee.

I was fortunate in my 20s to have autonomy, managing the PNL of an eight figure business and turn it around after a disgruntled manager let things fall apart on his way out. 

I managed to lead a second turnaround after that in B2B closing 6-8 figure deals. 

But once Covid hit, I got laid off and leveraged LinkedIn to break into tech. They tried to pigeon hole me in mostly just sales roles or leadership with not much authority over meaningful budget. 

After a handful of companies ran into funding issues, I did end up at a publicly traded company just to quickly realize this was not the path for me.

I wasn't going to put the company before my family and realized I needed to make a big change. I had a friend in real estate doing extraordinarily well. I quit my secure job and I went to work for commission only to learn the business.

There's been a lot of ups and downs, and since then I've launched my own real estate business, briefly a cleaning company that I sold, and now partnered back with my mentor to launch a real estate community to help those learn the same.

I am no longer money focused as my priority is building a life around being present with my wife and kids and only doing work I enjoy. 

While I don't want to be broke. I realized my family would rather have me be present physically, mentally, and emotionally over having a larger house, more stuff and even more vacations. 

It's a new path I'm walking and still learning every day and hope to help others do the same. Fortunately I realized this with my daughters being 10 and 6. Hoping to inspire others to realize the same before it's too late.

Just paid a 24yr old $250 for 30 minute zoom call.
That's valuing his knowledge at about $1M/year based on a standard work week.

So why would I pay that rate to someone nearly 2 decades younger than me?

Because he had knowledge I wanted. And honestly, when I saw you could book calls with him, I was surprised the price wasn't higher.

This kid's real estate education business consistently does $220k/month with minimal expenses. Plus another $150k/month on the backend from deals his students source.

So this 24-year-old has been netting $300k+ per month. Consistently.

Here's what made me pull the trigger:

He's not on LinkedIn. He's on TikTok, Instagram, and YouTube.

His real estate niche is wholesale - not what we teach.

His model is the opposite of high ticket. Extremely low ticket, high volume.

His ICP? Broke 16-24 year olds wanting to make money. The polar opposite of ours.

And those are exactly why I wanted to talk to him.

I wanted perspective my brain hasn't considered.

This kid was already crushing it in wholesale, started recording what he was doing, and accidentally built a community that's been extremely lucrative. Plus it grew his real estate business.

Good conversation. Got his take on why he does what he does. We've wound down our education business - found it too time-consuming and draining compared to just taking deals down ourselves.

But after talking to him? There might still be opportunity in a different, lower-touch model.

Now I know some of you (especially in tech) are obsessed with ROI. "If I don't get 5X from this $250, it's wasted!" 

My take?

Don't be cheap when someone has a proven track record and you're trying to solve big problems. One insight can be worth multiples.

And if you spend the $250 and it's a "waste"? Congratulations - you just paid tuition. 

If you ever want to build something on the side and escape the W-2, you gotta stop being owned by money.

Scared money don't make money.

Who's the most unlikely person you've ever paid to learn from?

Just a casual conversation with a wealthy individual that turned into a signed deal five months later.

I was just curious about what he was building.

And I asked questions no one else bothered to ask.

He gave me his number and connected me to his business manager the following week.

Right away I made it clear I wasn't looking for money for any business. We had a good conversation and got to know each other.

One call turned into two.

Then a third.

Fast forward to today - First deal backed by a private family office.

They told me later:

Almost no one gets past the second call. And maybe 1% ever get capital.

But here we are.

And SaaS people this will blow your mind, but they never once saw a deck 😱

No disco questions to peel back the onion.

No sales script.

No pretending.

Just honest conversations, built on trust, not tactics.

Funny how being yourself is a differentiator these days.

Started the morning off with the four of us walking down to the lake and taking in how much we have to be thankful for. Not the stuff you just say because you're suppose to. 

But really acknowledging where we were versus where we are now. 

It's been the most transformative year of our lives. 

Beyond thankful for these 3 gifts from God I get spend life with. 

Couldn't have done it without Stacey by my side with unwavering support for the past 19yrs.  

I'm on schedule to be the overnight success story that "only" took 20 tough years no one saw. 

Appreciate all those that have supported me along the way. 

And most importantly, ham is way better than turkey on Thanksgiving ...agree?

Five years. 1,000+ posts. Never mentioned I'm into watches.
People get weird about it.

But here's what I've learned: shared hobbies create real connections.

And real connections close deals better than any sales script.

Truth is, some of my best business relationships started with conversations about random shared interests.

Not the pitch. Not the deck. Just two people geeking out over something they actually care about.

Funny how being yourself is a differentiator these days.
