An Open Letter to My Fellow Spartanburgers:

I moved to Spartanburg, South Carolina, over 30 years ago as a bright-eyed college grad full of expectation and ready for opportunity. Because I’ve stayed here ever since, running businesses and raising five children, I’ve witnessed a lot of change.

So much of it has been positive, with “Sparkle City” transforming from a sleepy textile town… into a prosperous manufacturing and distribution hub. Today, we’re one of the fastest-growing metropolitan statistical areas (“MSAs”) in the United States.

Spartanburg is a great place to live, to work, and to enjoy. None of us want that to change, and so I recognize and respect where many of you are coming from in protesting Project Spero, the proposed $3 billion data-center development.

You think it’s going to raise your energy bill. That it will affect the environment, too, perhaps lowering your property values in the process.
That’s what I’m hearing from Tuesday night’s spirited town hall on the subject. I couldn’t attend myself and, honestly, I’m not sure if it would have done any good if I had.

It’s hard to make headway in the moment when passions run that high on both sides. But hopefully everyone has had a chance to breathe – enough so to consider my “insider” point of view.

There are a lot of things I’m excited about this year.

One of those?

Some REITs are trading at levels that look ridiculously undervalued.

In fact, if you ask me, we will look back, and this will be remembered as the best time in years to buy high-quality REITs.

Over the past 35 years, the real estate sector has returned about 12.4% on average.

Just for some context, the real estate sector has returned about 12.4%, on average, over the past 35 years. But that’s just an average. 

There have been individual years where the sector saw massive underperformance as well as massive overperformance relative to that average. 

And as a general rule, periods of underperformance were followed by periods of overperformance.

Right now, real estate is viewed pretty poorly by the market, which has impacted the price of REITs as well. 

REITs have only been cheaper relative to stocks one other time in recent history. That would be during the depths of COVID.

There are three REIT sectors that I really like right now:
→ Net lease
→ Health care
→ Technology-centric 

I’m looking forward to seeing how this unfolds over 2026 and what happens in the REIT sectors!

There are real estate investment trusts (REITs) across so many different sectors.

And many of them, people don’t even realize.

One of those? The cannabis sector.

The first mover in this sector was Innovative Industrial Properties (IIPR), which was founded in June 2016 and is the only cannabis REIT on the New York Stock Exchange (NYSE) today.

This company grew like a tech stock from 2017 through 2019 before hitting an all-time high of $279.52 with a multiple of 43.4 times.

Another company is NewLake Capital Partners (NLCP).

Founded in 2018, it acquires properties and then leases them to leading operators in the state-licensed cannabis industry.

However, unlike IIPR, it trades over the counter instead of on a major exchange.

While its earnings grew by 48% in 2022, it has been flat this year and has a growth forecast of -7% for 2026.

Now, there are a few more cannabis REITs out there, but I’ll be honest… I’m looking elsewhere for great value.

If you do want to dip your toe into cannabis REITs, I suggest NLCP.

However, be cautious and consider focusing on REIT sectors that offer more sustainable growth backed by strong tenants and operating in sectors without the drama that the cannabis sector brings.

I have a hot take:

2026 could go down as a blockbuster year for initial public offerings (IPOs).

But I have a word of caution.

You need to be careful while navigating IPO hype.

Why? Because far too often, there’s little market momentum left after that first trading day.

At Wide Moat Research, we like to see a company prove itself in the public markets before we consider recommending it.

And this is the number one reason why I am very unlikely to recommend any IPOs this year.

Typically, I like to stick to well-established businesses that have years’ worth of data to evaluate; therefore, I don’t feel comfortable yet with many IPOs.

PS - Instead of jumping on the IPO bandwagon, I suggest looking into data centers that are mission-critical infrastructure that powers many of IPO companies.

Let’s talk about trees.

No, I’m not talking about Christmas trees or the ones that are growing in your backyard.

I’m referring to timberland REITs.

By market capitalization, timberland REITs make up only 3% of the equity side of REITs.

And timberland doesn’t capture the same interest from REIT investors as other sectors do.

However, this industry is very important to societal development and is needed to build new homes, which are always a necessity.

One of the timber REITs on my radar is Weyerhaeuser (WY), which is the largest private real estate owner of timberlands in North America. 

Its portfolio spans 10.4 million acres in the U.S. alone, with another 13 million acres licensed in Canada.

But it’s not just in the tree business.

It also leases some of its land for:
→ Solar and wind farms
→ Generating carbon credits
→ Participating in carbon recapture
→ Developing residential, commercial, and industrial sales in FL, LA, NC, and SC

I am definitely keeping this company on my radar and will be watching it for the foreseeable future.
