Louisiana just committed $84M to a new Readiness Center in Lafayette - we see that as a meaningful signal about the region’s long-term stability and strategic importance.

An 84,000 sq ft facility is now underway, complete with headquarters space, classrooms, maintenance areas, and vehicle storage. A project of this scale brings a steady flow of military personnel, support staff, and contractors into the area, all of whom need reliable housing.

We positioned for this early!

The Crest, our first BTR community in Lafayette, is leasing well because it delivers what renters want: privacy, backyards, walkable space, and a neighborhood feel.

Our next community, The Moulin, sits about fifteen minutes from the Readiness Center, with horizontal work beginning this month.

With state dollars committed, the Guard expanding, and rental supply still far behind demand, Lafayette is setting up for a strong run in the single-family rental space.

Where Investors Plug In - And How Each Phase Aligns With Different Return Profiles

Every Build-to-Rent project unfolds in stages — and each stage offers different types of investment opportunities.

Here’s how we structure it:

Phase 1 – Entitlement:
This is where risk is highest due to municipal approvals and planning. We leverage long-standing relationships throughout the Southeast and put in our own capital to carry projects through this stage before inviting outside investors.

Phase 2 – Horizontal Development:
Once approvals are secured, investors can get involved.
✅ Current-pay investments begin here - generating regular income while infrastructure is built.
✅ Equity opportunities are also available for those willing to take a longer hold position.

Phase 3 – Vertical Construction:
When homes start going up, risk decreases and equity opportunities expand. This is where we position investors for stronger long-term upside as the project approaches stabilization.

By aligning investment structures with the project lifecycle, we help investors choose opportunities that match their goals, time horizons, and risk tolerance.
