Hey there, I’m Sean. I play at the intersection of investing, media and human performance.

I’m a three-time INC 500 founder & entrepreneur with businesses in eCommerce, SaaS, media and B2B services that have collectively generated hundreds of millions of dollars in revenue.

Right now, I serve as a General Partner at The Family Fund and am the CEO of Significant Publications, a B2B digital media holding company.

I'm particularly passionate about our brand FounderIV in support of today's founder-athletes. We help today's top entrepreneurs achieve breakout performance in their personal and professional lives.

I co-founded and led multiple other companies, including SnackNation, a health-centric foodservice and brand discovery platform that served 20,000 businesses across the US. 

Under my leadership, SnackNation was honored as one of the country’s Best Workplaces by Inc. Magazine, recognized for Top Company Culture by Entrepreneur Magazine, and certified as a Great Workplace by Great Place to Work®.

Outside of the business world, I’m a two-time national medalist in freestyle snowboarding, hold an advisory role at the growth capital firm, Meaningful Partners, have a degree in Biomedical Engineering from Columbia University and am an avid sports fan of all Michigan sports teams (especially the Wolverines).

I currently live in Venice, CA with my wife and college sweetheart, Shannon, and our goldendoodle, Jameson.

A Dunkin sign is the brand.
The machine behind it is the business.

This photo was taken outside one of our locations.
Van parked. Store open. Traffic moving.

Looks simple from the outside.

But what customers never see is the system behind that sign.

Labor models.
Manager scorecards.
Inventory discipline.
Speed of service standards.

Because this business is not about coffee.

It is about consistency.

5 AM rush.
Short staffed.
Truck late.
Equipment acting up.

The guest should never feel it.

That does not happen by accident.
It is engineered.

Early in my career I thought growth meant more stores.

More units.
More top line.
More territory.

Wrong.

One undisciplined location will drain an entire portfolio.

Nothing explodes.

It just bleeds.

Labor creeps up a few points.
Speed drops.
Managers stop holding standards.

Now you are managing moods instead of metrics.

That is where operators get exposed.

The brand gives you the opportunity.

But the operating framework is your responsibility.

In our world we focus on a few non negotiables:
- Clear labor models
- Manager accountability
- Daily numbers reviewed with intent
- Training that never stops
- Standards the guest can feel

That is how you build something that performs on your best day and your worst day.

And that is also why mentorship matters in this business.

Not encouragement.

Compression.

Borrowed experience.

Knowing which levers move EBITDA and which ones are just noise.

Capital gets you in.
Structure keeps you in.

We did not start in Chelsea as owners.
We started as renters.

Corner unit.
Heart of the neighborhood.
Strong location, strong business, then the landlord started playing games.
The rent increase got out of control.

My father did not argue.
He did not spend months negotiating.
He said one sentence.
We are good. We are moving next door.

Next door was a vacant building.
Condemned after a fire.
On paper it looked like a mess.
To us it looked like control.
So we bought it.

Rebuilt it from scratch.
I was 16, 17, 18 years old working that build.
Hands on.
Watching what it takes to turn a burned out shell into something that produces.

We moved our Dunkin into the first floor.
And put nine apartments above it.
Not because it sounded smart.
Because we wanted protection.

If we ever stepped away from the store, we still had an asset.
We still had income.
We still had leverage.
That is how we have always thought.

Do not just run the business.
Own the foundation under it.
You are not just stacking revenue.
You are stacking security.

The biggest decision I ever made was not a deal.
It was my partner.

Everyone wants to talk about business partners.
Capital partners.
Operating partners.

But the first partner that matters is the one you go home to.

Because life is not clean.
Issues come up. Stress hits. Timing gets weird.
You either solve it together or you start keeping score.

And if the person across from you has that same mindset
dude, the game gets lighter.

Real estate will expose everything.
Not your underwriting.
You.

Your patience.
Your ego.
How you communicate when you are tired.
How you act when something does not go your way.

Cait is a leader.
Not in a post about it way.
In a handle it way.

When I get locked in, she keeps the house steady.
When I am pushing a big move, she is not panicking, she is thinking with me.
When something goes sideways, she is not spiraling. She is looking for the fix.

That is partnership.

Because I am regimented.
I get tunnel vision.
I can forget to come up for air.

A real partner does not fight your wiring.
They help you channel it.

Then you add kids into the equation and you learn fast
You cannot white knuckle life solo forever.

You have to depend on someone.
You have to communicate like an adult.
You have to stay on the same side of the table.

So if you are building anything serious
stores, real estate, legacy
pick someone who can lead with you.

Not someone you have to carry.

Question for you.
Does your partner multiply your focus or drain your energy?

I did not decide to become a mentor.
I got trained by pressure.

Family business forces questions early.
How do you grow without breaking what generations built
How do you raise standards without losing culture
How do you lead people who watched you grow up

Employee is one sport.
Management is a different sport.
Ownership is consequence.

After enough cycles of hiring, turnover, margins, remodel and pressure seasons, something shifts.
You stop reacting.
You start anticipating.
When you are in it every day, it prepares you for anything. Challenges stop feeling like threats and start feeling like problems to solve. You wire your brain to look for the solution instead of the excuse. 

Now I almost expect something to go wrong.
Because something always does.
The difference is preparation.
You wake up knowing there will be a problem, so you get ahead of it mentally before it hits.

That is where mentorship came from.
Not theory.
Pattern recognition under pressure.

We have lived enough cycles to see the bottlenecks early.
We know which fire needs oxygen and which one needs to burn out.
We know when stagnation is stability and when it is decay.

Borrowed experience.
Clear standards.
Real structure.

If you are building and the weight feels real, good.
That weight is sharpening your judgment.

Everything rises and falls on you.
That line is the whole game.

Real estate.
Dunkin.
Life.

When you are new, you will feel alone.
No partners.
No perfect timing.
No safety net.
So you either start anyway or you stay stuck.

In my mentorship, I bring people back to this:
Stop negotiating with your standards.
Stop waiting for confidence.
Stop waiting for help.

Start alone.
But get started.

If you cannot lead yourself, you cannot lead a deal.
If you cannot hold the line on a slow Tuesday, you will fold when the numbers get real.

Ownership is the separator.

REAL ESTATE GAINED EQUITY.

Same economy.
Two completely different outcomes.

This is the contrast people miss.

A job depends on permission.
An asset depends on ownership.

Last month the labor market printed:

92,000 jobs lost
Unemployment at 4.4%
Third decline in five months

At the same time housing quietly did this:
- Rates around 6.00%
- Purchase applications climbing every week this year
- Pending sales rising three straight weeks
- Home values ticking up again

Two markets moving in opposite directions.

A paycheck stops the day someone else decides it stops.

Assets behave differently.

You can refinance them.
Improve them.
Increase income.
Hold through cycles.

That is the game.

In real estate you do not get paid once.

You get paid when you buy correctly.
You get paid when you improve the asset.
You get paid when rents move.
You get paid again when the property becomes more valuable.

But here is the operator truth.

One bad tenant can test the deal.
One unexpected repair can test the margins.
One weak structure can expose the whole investment.

That is why serious operators focus on structure first.

Margin.
Buffers.
Real underwriting.

When the deal is built properly, the asset has the ability to perform long after the closing table.

That is the difference between income and ownership.

Before you build the second floor, make sure the first one can hold it.

Foundation is not concrete.
It is alignment.

We call it the asset transformation trifecta.

People.
Customers.
Financial stability.

This is the part a lot of operators skip.

They make decisions from one angle.
They chase the top line.
Or they squeeze labor.
Or they try to wow customers.
Then they act surprised when the whole thing gets shaky.

When I’m sitting in the office making a major development decision, I run one question three ways.

How does this affect my people.
How does this affect my customers.
How does this affect the business.

If you do not look at all three angles, one will disrupt the other two.

That is foundation.

Because the ideal world is always there.
You can put a million dollars into a location and make it unbelievable.

Is it reasonable.
No.

So foundation becomes the ability to make the right concessions.
Not cheap decisions.
Smart decisions.
The ones that keep the machine stable while you grow.

If the change makes the crew’s day harder, it is not a win.
If the change hurts the customer experience, it is not a win.
If the change breaks the numbers, it is not a win.

I do not care how good it looks on paper.

Foundation is knowing where you are in the business cycle and where you want to go, then deciding from that place.

So here is the question I ask clients in mentorship and consulting.

Before you add the next store.
Before you chase the next deal.
Before you throw money at a big upgrade.

What are you protecting?

People.
Customers.
Financial stability.

Because foundation is not choosing one.
It is building all three on purpose.

Everyone sees Dunkin and thinks it is simple.

Buy a franchise.
Sell coffee.
Print money.

Cool story.

The back end is capital.
Contracts.
And decisions that either protect the next decade or choke it.

In our world, every 10 years we remodel. Contractually.
Sometimes that is 500K per store depending on the box.

This is where real operators pull away from the sidelines.

A remodel is not automatically growth.

You can dump money into tile, paint and soft seating
and still not move the needle
because customers are not hanging out like they used to.

So the question becomes:

How do we monetize the square footage to the best of its ability.

That is where co branding gets interesting.

That portfolio opens doors for concepts like Jimmy John’s, Arby’s, Sonic and more.

Now you are not just remodeling.
You are repositioning.

Dunkin is a morning daypart.
Jimmy John’s can drive the afternoon.

Two businesses feeding off each other.
Split expenses.
Mitigate risk inside the same box.

That is how I think.
Not what it is today.
What it can be.

If you are staring at a remodel right now, do not ask, what should we upgrade.
Ask, how do we make this box produce more.
