• Negotiate purchase agreements and contracts with sellers. 
• Arrange to get photos and a description of the condition of the house. 
• Arrange with the seller to get a signed contract and keys to add a lockbox to vacant properties. 
• Educate clients on basic real estate procedures and timelines.
