Everyone is celebrating the surge of private credit into commercial real estate. 
Big names like Blackstone and BlackRock are filling the funding gap as banks step back.
Less regulation. 
Higher leverage. 
More deals getting funded.

It sounds great… until you realize the other side of the story.

Moody’s warns that private credit loans often run at 60 to 75 percent loan-to-value, compared to banks at 50 to 65 percent. That thinner cushion means if property values keep falling, we could see defaults ripple through the system. Some say it could even echo the early stages of 2008.

The 10-year Treasury yield has hovered between 4.0% and 4.75% for nearly a year.

When I first read this story, I paused.

Because I've had my own Margaret Mitchell moment too.

Years ago, someone close to me said, "You've been learning this stuff for years. When are you going to actually do something with it?"

It stung. But they were right.

Here's the truth:

> You can read all the books, listen to every podcast, attend every webinar.

The reality is that most people get stuck in "preparation mode" - continuously learning, planning, and waiting for the perfect moment. That moment never comes.

I built my real estate portfolio by doing three things:

1. I stopped trying to learn everything and focused on one proven path: value-add real estate investing

My first deal? Total shit show. It produced decent cash flow, but I had to sell it at a loss. But that epic failure taught me more than the previous three years of theoretical bullshit.

Each subsequent deal got better because I was operating with real-world feedback, not theoretical knowledge.

You don't need a thousand books.
You need one decision that moves you forward.

The market doesn't reward what you know. It rewards what you do.
