Ensure that 26 Canada Post facilities are operated and maintained cost-effectively, safely, efficiently as per the operating parameters of the Statement of Work and management contract. Accountable for the management, financial and operational performance of a group of facilities within Newfoundland and Labrador. Primary Brookfield Johnson Controls representative for day-to-day contact with Canada Post and their Tenants for performance of the contract.

FUNCTIONS AND RESPONSIBILITIES 
•	Financial control:
Responsible for the development of budgets, and be able to defend the logic to superiors and clients; use financial reports, perform monthly budget analyses and reforecast allocations as necessary; meet annual targets as per contractual performance indicator
•	Manage facilities which have multiple tenants and moderately complex building operations component e.g. HVAC system, life safety system etc. 
•	Liaison with Clients on day-to-day facility management activities 
•	Develop and maintain complex preventative and corrective maintenance schedules; perform all maintenance to ensure asset integrity and value of all building systems and architectural components 
•	Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, building code and health and safety issues by applying cursory knowledge of legislation related to these areas 
•	Prepare tender documents for RFP, tender and analyze bids; negotiate best possible terms and prepare contract documents; approve service contracts up to authority level; monitor sub contractor performance
•	Monitor service level request from clients and ensure that they are within the scope of the contract; prepare service level change orders as required
•	Perform annual inspection of all sites and evaluate the condition of all building components; derive a project plan

Review all in-suite repairs to ensure tenant satisfaction, external contractor performance, and invoicing accuracy 
Participate in on-going property inspections; including suites and common areas
Maintain occupancy and rental income levels relative to budget expectations
Responsible and accountable for the supervision and related Human Resource activities of 8 site staff
Ensure compliance with all legislation, including but not limited to, the Provincial Tenancy Guidelines, Labour Relations Act, Fire Code and Occupational Health and Safety Act
Administer activities related to rent collection
Ensure efficient and profitable operation by issuing and tracking work and purchase orders, and monitoring expense to budget.
