Searchers, aka business buyers, call me when they are looking for funding options.  

Some are curious if I'll accept the same structures.

Others are curious if the structures previously proposed even make sense.

After searchers are advised by some lenders, business brokers, or loan brokers...

...they share they were suggested to make private under-the-table side deals.  

But these people tell proposed loan borrowers to shush.  

They say, "Just don't tell the lender underwriter what you agreed upon with the seller as a side deal when they interview you."

Or, "Just don't tell the lender underwriter that you worked out a side deal with the majority investor, as the bank doesn't need to know."

They further state, "Let me tell you what to say to the underwriter to ensure you garner loan approval."

Let me be clear.

▶ A specific type of business buyer is ok with the above.  

❌ Not my type of client.

▶ A specific type of direct SBA lender is ok with the above.

❌ Not my type of lending partner.

▶ 'How to Buy a Business' paid communities breed specific types of founders who agree with the above.  

❌ Not my type of paid communities.  

Many searchers/business buyers are being steered down a road called a future disaster. 

Some are ok with that risk.
Others, sadly, don't have a clue.
The few want nothing to do with it.

I'll take the high road with the few.

The price of greed by some is a costly hit to others...

What happens when you build a thriving business, have a trusted right-hand man or woman at your side, and then decide it's time to hang your ownership boots? 

You'd think, Oh, my loyal deputy will take over! Logical, right?

WRONG!

Consider this punch to the gut from reality:  

A business owner I met, now trying to sell, was shocked when his trusted general manager of ten years refused to take over the business they had built together during a recent serious dinner conversation. 

The owner mentioned that they used to joke over the years about the GM taking over, and he had assumed it would happen.

And why not now? 

The GM's spouse, the real decision-maker in their home, wasn't ready to venture into the risk of business ownership. 

The fallout? 

Six months later, the 'could-be-successor' GM bailed out for a new opportunity, leaving the business owner holding the bag.
