Most people think their W-2 is a trap.
It’s actually a weapon - especially for real estate investors.

Here’s why:
Banks love W-2 income.

• Steady paycheck → easier approvals
• Consistent income → better rates
• Employment history → trust

But here’s the part most people miss:

Your W-2 isn’t just for buying properties.
It’s a capital engine.

When I bought my first rental,
I was working full-time.

No real estate background.
No shortcuts.

That W-2 made the first move possible.

But over time, something shifted.

Instead of asking,

“How do I buy the next property?”

I started asking,

“How do I deploy capital so it works without my time?”

That’s where passive investing comes in.

Your W-2 can help you:

• Build investable capital
• Meet accredited thresholds faster
• Access private deals and funds
• Stay employed while assets do the work

The goal isn’t to trade a W-2 for another job.
It’s to use the W-2 to buy time.

Over time:

Active effort decreases.
Passive income increases.
Optionality compounds.

You don’t quit your job to build wealth.

“What’s a good cap rate?”

Let’s start simple.

Cap rate = Net operating income ÷ purchase price

Example:
• Property price: $500,000
• NOI: $50,000 / year
• Cap rate: 10%

That’s it.

Think of it this way:

“If I paid all cash, what would this property return before financing?”

That’s what cap rate is answering.
In general:

Higher cap rates tend to mean:
• More income
• More complexity or risk
• Less premium locations

Lower cap rates tend to mean:
• Lower income
• More stability
• Higher-demand areas

In many high-cost cities, cap rates are often lower.
In lower-cost markets, cap rates are often higher.

Different markets reward risk and capital differently.

That’s why I focus on places where the numbers make sense for my goals — not necessarily where I live.

But cap rate isn’t the whole story.

I also look at:
• Rent growth
• Neighborhood trajectory
• Tenant quality
• Long-term demand

A high cap rate in a declining area can be a bad deal.
A lower cap rate in a growing market can be a great one.

Cap rate is a tool.
Not the decision.

What do you weigh more when looking at a deal: income today or long-term growth?

Debt isn’t the problem.
How most people use it is.
Not all debt is equal.

That was one of the biggest lessons I took away from reading Rich Dad Poor Dad years ago.

Debt isn’t automatically good or bad.

How it’s used is what matters.

Debt used poorly:
• Buys depreciating things
• Produces no income
• Creates ongoing pressure

Debt used well:
• Supports income-producing assets
• Is backed by cash flow
• Reduces reliance on a single paycheck

A car is a simple example.

Monthly payment.
Asset losing value.
Money going out.

That kind of leverage adds stress.

Bad debt vehicle.
Good debt purpose.

The lesson:

Debt is a tool.

Used for liabilities = trap.
Used for assets = leverage.

That experience reinforced the lesson from the book:

Wealthy people use debt to buy things that pay them.

Broke people use debt to buy things that cost them.

Same tool.
Different outcome.

How I bought multiple properties in my 20’s: BRRRR

Buy. Rehab. Rent. Refinance. Repeat.

2016 - BUY

Bought my first rental for $88,000

Put a small amount of capital down

No fancy structure. No investors.

2016 - REHAB

~$15,000 in renovations

Financed on a Lowe’s credit card

A lot of sweat equity

A lot of help from my dad

2016 - RENT

Found a tenant

Property stabilized

Cash flow started coming in

That’s when things actually changed.

2017 - REFINANCE

As value increased and the property seasoned,

I refinanced and pulled out a portion of the equity.

Not to buy a car.

Not to upgrade my lifestyle.

To buy the next deal.

2017 - REPEAT

Used that recycled capital to buy a 3-unit for $295,000

That deal eventually helped fund the next one too.

Here’s the part most people miss,

One deal didn’t make me wealthy.

It created momentum.

Scaling wasn’t about saving endlessly between properties.

It was about:

• Buying with margin

• Adding value intentionally

• Letting time do its job

• Reinvesting patiently

BRRRR isn’t magic.

It’s a disciplined way to recycle capital

- when the deal and timing are right.

The real lesson?

You don’t need to start big.

You need to start right.
