Caitlin joined Coldwell Banker in 2020, finding that Real Estate was where her talents and skills merged with her love for serving others. I get a lot of questions about passive investing — what it is, how it works, and where to start. So here are a few of the most common ones I hear (and what I tell people who are just getting started):

❓ What exactly is passive investing?
Passive investing means your money is working for you — not the other way around. Instead of managing a property or business yourself, you invest in professionally managed opportunities (like syndications, funds, or fractional ownership in assets). You earn a share of the income and potential growth without having to run the day-to-day operations.

❓ How is this different from the stock market?
While stocks can be great, they can also be unpredictable. Passive investments in alternative assets (like real estate, business roll-ups, or private credit) are often tied to tangible, cash-producing assets. They can provide more consistent returns and diversification beyond the stock market rollercoaster.

❓ Is it really “hands off”?
Yes! Once you invest, professionals manage the asset. You receive regular updates and distributions, but you don’t have to deal with tenants, calls, or maintenance. It’s truly passive income.

❓ Why should I start now?
Because time is your greatest asset. Every dollar you invest early has the chance to grow, compound, and create future freedom. You don’t need to be wealthy to start, you start to become wealthy.

❓ How do I even begin?

In order to grow, you have to ask yourself uncomfortable question. So ask yourself… 

Do you really want to be a landlord?

It sounds great at first, right? 

Buy a few rental properties, collect the rent, and sit back while the money rolls in. 

But let’s be honest — being a landlord is another responsibility added to your plate. 

Even with a property manager, you’re still the one making the big calls:
• Approving repairs and maintenance costs
• Handling unexpected vacancies
• Dealing with tenants who stop paying
• Worrying about market shifts, insurance, and taxes. 
• And hoping the numbers still make sense at the end of the month

When I started in real estate, the market was great. I had incredible mentors, and with a lot of hard work (and plenty of long hours), I started strong. Year after year, I kept growing, learning, and excelling in my career.

But there were always GAPS.

Those big stretches of time between closings and clients when doubt and financial insecurity crept in. Through a lot of prayer and careful budgeting (even during my best years), I always made it through.

But if I’m being honest, that’s not how I want to live.

I don’t want to second-guess a family vacation or say no to that activity my child is excited about. I don’t want to dread the January credit card bill.

What I want is financial security.

So, I found a way to fill the gaps.

Passive investing gave me cash flow that started covering some of my monthly expenses. And now, the bigger goal is to have passive income cover all of my expenses. 

Every commission check, I set aside as much as I can to invest in funds that pay me again.
