My life is pretty awesome. It’s easy to remember in moments like these.

You don’t have to travel full time once your bills are paid by passive income. You don’t have to find interesting projects or side hustles in amazing places or volunteer or hang out with your family more.

The sun’s polarity swapped last July, so these will be the best northern lights of the decade until it flips again. Just a nice side note of hanging out in Alaska all summer.

We’re headed back to Utah in a couple of weeks to spend the winter. Who knows for how for long out where we’ll go after that?

My dad was an original Boomer post-Depression baby, and we’ve got this all wrong.

There wasn’t corporate loyalty even back then during his career. Layoffs, pensions were going away, and the IRA wasn’t being fully utilized until late in his career.

Born in 1935 to a rural Utah farming family, he graduated college at age 27 because he didn’t want to farm, but didn’t know what he did want to do, so he just took every class. My mom told him to graduate because they wanted kids, so that same semester he had enough credits to finish with a double major in math and English and a minor in physics.

He became a public high school teacher in both math and English. Made almost no money. Built their first house himself with his teenage brother for 2x his annual salary. Back then, houses weren’t a source of wealth; farms were, and he didn’t have one.

He found a better paying job in 1967 teaching COBOL programming at Boeing in Seattle and moved the family with four tiny kids

Then they laid him off.

He got a new job teaching for Motorola in Phoenix, moved across country again.

Guess what?

They laid him off too.

He found another job at Boeing when they offered to rehire him. Moved back across the country.

He had several positions at Boeing, and he travelled, a lot. He’d change departments when whispers of layoffs began.

This lack of loyalty is nothing new even in some of the best economic times in world history.

He always had to think two steps ahead and keep skills fresh, have side hustles, wife working side hustles. He sold their houses on rent-to-own contracts to earn a little extra monthly cash. His last house that did appreciate like crazy, he didn’t sell but kept for us until he died so we could inherit it.

After multiple layoffs and retiring at 65, he lived on social security, a pension, IRA accounts, and a few side hustles.

Rather than complaining about how much harder things are now, how things have changed, see that nothing has really changed, only the details.

We work with retail investors (individuals) to fund our deals. We don’t work with institutions, but here’s the problem with that:

1) Retail investors often do the opposite of conventional investing advice. They buy high during bubbles and sell low or don’t buy in dips. It’s driven by fear from the money they lost after the last bubble buying fever.

2) Retail investors often miss out on the best deals because they’re not experts following the space.


We need to mitigate this by not investing in things that bubble then bust.

It’s not sexy.

Retail investors don’t want to follow markets closely enough to time getting in and out. It’s statistically nearly impossible to do in public markets due to modern indexing, and nearly as difficult to do in private markets.

Even many institutional investors struggle to buy low and sell high, to separate emotions or poor cash positions from decision making.

One of our advantages is that we are not the biggest hard money lender, so we don’t massively feel shifts in the market and do sub-par deals just to get capital placed. We don’t write off or sell non-performing notes and chalk it up as a loss.

We’re boutique lenders, very hands on, less guesswork. We’re not rising market trends.  We make our own success one property at a time where our efforts really pay off.

This is why our "retire early" message sometimes falls on deaf ears because people really don't know what they would do if they didn't have a job, career, earning a monetary income.

My dignity lies in spending time with family, enjoying experiences and relationships, helping other families get to this point and beyond.

The more money you have to start with, the faster you can get there. But everyone can get there.

Happy Friday! This is your reminder to hang on to why you do what you do.

To retire I needed cash flow, not equity! Equity was giving me negative cash flow: the promise of a future cash on cash return where money went out, but didn’t come back for years, if ever.

We were feeling poorer and poorer while on paper looking more and more wealthy.

Our kids were confused by our public online messages about building wealth when they saw at home we were more stressed about paying bills than ever.

We needed to redefine cash flow and wealth.

Positive, reliable, passive cash flow that didn’t rely on constantly seeking new high return low risk unicorns.

We needed to pay our basic bills without stress, without needing to sell assets to spend instead of compound.

This is a LONG process that’s taking us years.

If we’d started with $2M in cash I could have turned that into reliable positive cash flow easily in boring safe investments. But our net worth that was enough to retire on was tied up to grow and compound while we still worked.

We’re growing and still earning at the same time we’re retired.

It gives us purpose, focus, something to work towards, on a part-time schedule that allows us to play hard and relax a lot.

Stop saying you don’t want to retire early and lose your purpose. There’s a lot of work to do to get to that point that you aren’t doing.

As homeschoolers, we thought we'd never have to deal with school shootings.

Until September 10.

My daughter attended Utah Valley University, and thankfully is not enrolled this semester. She doesn't have to walk across that quad. She doesn't have to hear the raw shock and grief in person day after day with the current students.

But when it literally hits this close to home, she still needs to process a lot. We all have to process it as a family and individually.

I've waited to talk about this as I organize my thoughts, and I keep coming back to one thing: the aftermath of jeering, support, calls for more violence is deeply disturbing to me.

The root of seeking control, power, and influence to gain more control is deeply disturbing to me.

My message is about the ideas of family, taking care of basics to enjoy life more fully, serving our communities, and taking action to create a dream life.

I hope that my intent resonates here, and I hope for a world where we can safely share messages, even controversial messages, without fear of reprisal, emotionally, financially, reputationally, but especially physically.

Thank you to my community here for creating that safe space for us to talk about our values and desire to help one another. It's important to hang on to that because the free exchange of ideas to uplift is at the core of why any of us are here.

After the Discovery: Your Next Steps to Passive Wealth

My podcast brand is "Passive Income Adventures," but what would you do if you had "Passive Income Emergencies?"

Potential investors often tell me they never want to retire, and I agree, but I want to be ABLE to retire from working for money at any time, for any reason, adventurous or otherwise.

My own family has seen untold tragedies the past decade from parent death, child deaths, spouse death, near fatal heart attacks, cancers, serious injury and major disability, accusations, and grieving.

It's not a question of seeking fulfillment and enjoying life to the fullest, it's literally about survival, caring for those who cannot care for themselves, and not having to worry about money during it all.

I'm not the only one in my family seeking retirement through passive income, I'm just choosing to do so before we had to. The rest are at various stages of readiness whenever needed. Because we were ready, we chose to retire healthy into adventures, however long this lasts.

You can't watch this and go through this without it deeply impacting views of life and money and owning time freedom.

This is why we do what we do and why we have a passion for helping other families who need to care for special needs children, aging parents, disabled loved ones, and more. We've seen and heard more stories of retirement by necessity that we ever thought.

People talk about how great self-directed IRAs are for private market investments, argue about what types of assets are best suited in them, but if you don't have one yet and have decided that you need one, do you know what to do next?

We've set up several for ourselves, and work our investors' IRA custodians closely, so we've seen a lot.

Have you ever heard of an investing club? They could just change your life.


The securities and exchange commission has special exemptions set aside for investing clubs.

In summary, if less than 100 people are investing together, and they are all partners rather than just putting money in for somebody else to manage, they can purchase investments legally as a group.

The SEC doesn’t get involved because everyone is a joint venture partner, and there are no silent hands off limited partners.

If there are limited partners, that means the investment is considered a security and subject to SEC regulation. However, if there are no limited partners, it is an exempt investment.

The advantage of this is the minimum investment in a club could be much lower than in a private fund, which is typically around $50k. I’ve seen clubs for as little as $500-$5000, but some can be $50k or above, it’s up to the group to decide.

Another advantage is everyone gets some hands-on experience. The club will have officers who have more experience, and the members contribute where they are capable. Everyone is gaining more experience together by doing actual deals.

Because there are no limited partners, the investors don’t need to be accredited to invest together. It’s basically like starting a business together, and you can choose any business partners you like.

These clubs used to be popular when fees in the stock market were high, but I have fallen out of a favor with no fee trades.

In the past several years, they are catching on again for investors to purchase private assets, not on the stock market, like real estate.

I used to run one for group buys in commercial real estate. Some of the investments are still doing OK, others have not performed.

I thought about starting a club for real estate private lenders,  otherwise known as hard money loans because they are backed by real collateral, but I am enjoying being semi retired and working on some non-real estate projects in addition to running our private lending fund for limited partners.

But anyone can sponsor an investing club. I’ll post a link to the SEC information page in the comments below if you’d like to look into it.

Think of it like running a business with a lot of partners. You’ll need proper documents, proper management, structure, and good opportunities.

One thing you will learn about yourself by joining an investing club, as if you actually enjoy running real estate as an active business, or prefer to be a limited partner.

That’s valuable experience.

If you prefer to be active, it’s a great side hustle or even a career change like it was for me 7 years ago.

Over time, I began to invest more passively, and most active investors go that direction eventually. I’m here to help you for free at any point along your journey.
