Amended and implemented new guidelines and procedures related to Dodd-Frank regulatory initiatives, including expanded definitions of ability to repay and qualified vs. non-qualified loans.  Prepared product and procedural training guide for all nationwide bank sales personnel. Completely revised all bank product offerings from multiple regions and state branches in order to centralize lending area. Managed the modification area for all consumer related credits including loss share loans.  Oversaw all audits, loan reviews and exams and presented sound responses regarding any findings, if any.  Implemented new technology by going from a paper environment in the consumer lending area to installing and building out a new LOS system.

Responsible for leading multiple groups within Retail Lending overseeing all functions including sales, operations, underwriting and credit management. Developed new procedures and an alternative workout program, prior to the release of the Home Affordable Modification Program, which focused on keeping clients in their homes.  Expanded the mortgage group by instituting an FHA lending program.    Accountable for pricing strategies and overall portfolio management.  Identified efficiency and workflow needs in the Consumer Lending Group which resulted in moving to a paperless environment.  Set up training programs for Retail Branch staff members and led monthly training classes on Retail Lending products, application procedures and supporting documentation review. Managed to the required loan exception threshold established by the risk management area by utilizing established lending authority and exception authority levels. Directly responsible for developing and maintaining appraisal, flood, and title vendor relationships while addressing methods of cost control.  Developed expertise including strategic planning, project management, audit controls, process reengineering, and quality control.
