As a professional negotiator, having led negotiations worth billions of dollars all over Europe and the Asia Pacific for BP in my former corporate role - I believe that great negotiations are built on empathy and strong relationships.

I am a property investor of over 15 years, with my own property portfolio, who left a successful corporate career to start my own business, and hence, First Move Property Advisory was born. One of the joys of owning my own business is being able to bring my dog into the office!

At First Move Property Advisory, our clients and team are at the heart of the business. While we help our clients and their families achieve their goals, nothing matters more than showing up for them with integrity, authenticity and genuine care (We are also slightly over-protective of our clients!)

Lately, I’ve been reflecting (um, sometimes even freaking out) over my business growth.

It’s more than tripled my former corporate salary.

I spoke to my coach James Rankin about it this morning - and realised something simple.

All I’ve really done is…

→ Been unapologetically me.

→ And every day strived to become the best version of me.

And maybe, it really is that simple.

When I first started my business, I obsessed over tactics.

But now looking back, I see how much energy I wasted looking in the wrong places.

I thought if I just cracked the right tool, the right ad, the right funnel - that would unlock growth and I’d finally be living the dream of running an awesome buyer’s agency.

But here’s the truth I learned the hard way:

My business was never going to outgrow me.

→ When I found myself drained after working with a client - that wasn’t a business problem. It was a leadership problem.

→ When I avoided a hard conversation with someone on my team - that was me, avoiding growth.

→ Every ceiling we hit had nothing to do with strategy. It was because I hadn’t grown enough to lead us through it.

That’s the punch in the gut you get from running your own business.

There’s nowhere to hide, because the mirror turns back on you fast.

So now, when people ask me how to “grow fast” or “get more clients,” my answer is pretty simple:

Your business will only grow as much as you do.

→ If you’re not growing in the way you lead.

→ If you’re not growing in how you communicate.

→ If you’re not prioritising self-care to become more resilient (yes, this means I take time during business hours for massages, lashes, and nails….)

Then neither will your business.

You can’t out-strategise what you refuse to out-grow.

Algorithms and ads won’t save you from a crumbling foundation either.

PS: And always have like-minded entrepreneurs in your corner… entrepreneurship is a roller coaster, and these ladies remind me to breathe when I’m freaking out, and to celebrate when I’m flying 😊

For most of my career, I was 100% convinced of one thing.

“Every single thing in my business was my fault” 

I’d beat myself up over it.

Fortunately, I don’t think like that anymore.

If a client wasn’t happy, it was my fault - even if it was my team that missed the detail.

If a building & pest inspector stuffed up, my fault too - because I thought leadership meant total ownership.

And I wore that like a badge of honour.

Until I realised it was doing nothing to progress us as a company.

All it did was turn me into a martyr in my own business.

So I’ve started looking at “mistakes” differently - not as shame or fault, but as opportunities to simply be better.

The uncomfortable moments that force us to do the work and grow.

You see most of the time, the hardest part isn’t fixing the mistake.

It’s pushing through that feeling of not being good enough.

But hey, can we stop for a moment and celebrate how far we’ve come?

To be grateful that THESE are the problems we get to solve today!

Because truth is - These are the problems we once prayed for.

So now it is just “okay cool, I’ll do it this way next time so that doesn’t happen again”

Leadership isn’t about taking the hit and quietly bleeding in the corner, then patting yourself on the back for being a “selfless leader”.

No one cares.

Genuine leadership, is confronting the discomfort, owning the lesson (not the mistake) and making sure it doesn’t happen again.

So there’s no “blame” or “fault” at First Move Property - it’s just “hey, let’s do this better next time”.

It feels lighter, braver… 

And a hell of a lot more useful than carrying the world on my shoulders ever did.

P.S. This was me back in the very early days of business, when it all first started – nervous as hell, tirelessly trying to work it all out, but full of faith and belief

I was 80% sure this property didn’t exist.

And then… we bought it. 🦄

A unicorn in one of Melbourne’s toughest markets.

My client came to me with the tallest of orders. He wanted:

➝ A development site with room to build a second dwelling (650sqm minimum)

➝ A front house, ideally 3-bedder, in great condition (rare on typical dev sites)

➝ Existing tenants with a reliable rental yield (LOL)

Oh - and it also had to be in Carrum Downs, Frankston, or Seaford.

(Where 1,000+ buyers are STILL fighting for the same stock)

Truth be told, I almost wanted to say No.

Because I had zero idea how I was going to pull this off.

But I decided to give it a go anyway and prepped by saying: 

“This is going to be tough. But if it’s out there - we’ll find it.”

Two weeks later (yes two!), I was still unsure, but then it just popped up.

We found everything he wanted, and then some:

✅ 670sqm block in a great pocket of Carrum Downs

✅ Existing 3-bed house in excellent condition - already tenanted (big bonus!)

✅ Yielding in the high 3s (a great result for Melbourne)

✅ Big side driveway

✅ Flat, buildable block

✅ Back fence opens directly onto a park - perfect for building a separate entry to for future development

“This is perfect.” were the first words he uttered when he walked through it.

But do you know the part that has me on cloud 9?

It was an exclusive off-market deal that my Sourcing Specialist uncovered.

She came in, hit the ground running, and found a deal even seasoned buyer’s agents would call a fluke.

It’s proof that when you combine culture + expertise, you can make the impossible happen.

Still pinching myself over this one.

And their development plans are already underway :)
