I formed Eastern Union in 2001 with Abraham Bergman, where I established the company’s record for innovation, grit, and industry-wide disruption. We aggressively integrated technology and market data into our business model; sped up the loan submission process by a factor of 10; and developed relationships with 200+ lenders.

In the process, I grew Eastern from a four-person Brooklyn office into a national, 100-person firm with offices in New York, New Jersey, and Maryland. By the time I left in late 2021, Eastern was closing roughly $5 billion in annual financing for complex, multi-state, multi-site portfolios, as well as loans for smaller, single-property transactions.

At Meridian Capital I integrated mastery of the cold call into the company’s business model, trained several large teams of callers, and led the launch of new offices nationwide. This campaign, the success of which would go on to repeat itself, accomplished unprecedented growth for the company: In the year before I joined, Meridian closed $300 million in loans. Just four years later, in my final year there, the firm had closed over $3 billion.

My Three Criteria For Success in Early-Stage Companies
(The third one will surprise you!)


This is from an email I received this morning from Marc Randolph. Absolutely a jem! Would love your thoughts in comments. 


I’ve been a part of starting six companies. I’ve mentored several dozen founding teams.  I’ve invested in more than 100 early-stage companies, and I’ve heard countless pitches.  All of that has given me a finely tuned sense of the factors that really matter for the success of an early-stage company.
 
Here are my top three (in order):
 
1. The Team

Hopefully this comes as no great surprise (well, maybe that third one does). And if it does, then let me explain for a minute why your team matters more than everything else combined. 
 
When you’re in your early stages, there are a lot of unknowns, and plenty of elements that are guaranteed to change. Your initial product is just a hunch, you don’t have product/market fit, and you’re basically guessing about pricing, go-to-market, and customer type. Eventually, you’re going to realize that the only constant is your team. 
 
What really matters at this stage isn’t what you’re making, or how well-funded you are. Instead, it’s all about execution, flexibility, and persistence. And that all depends on the quality of your team. 
 
Not only that, but you’ll also realize that employee talent works on a power-curve: the best people are not just marginally better than average…they are many orders of magnitude better.
 
So while my “Top Three” list is obviously tongue-in-cheek, my belief in the importance of talent isn’t. And if you’re curious, I’ve put together another (more genuine) list, of the Top Six Ways I go about attracting and retaining the best possible talent: 
 
1. Interview for what you expect someone to accomplish for you, rather than just reviewing what they accomplished elsewhere. My friend Patty McCord used to suggest picturing what every new hire will have accomplished a year from now, then imagining all the things they would have to do—and the skills they would need—to get there.
 
2. Be thoughtful about why someone may want to come work for you. The best people are not motivated by money, title, or perks. They want to be excited about what they are building and the role they will play in building it.
 
3. Exceptional people put a premium on working with other exceptional people. This requires that you not only hire well, but cut smartly. It means taking the “no jerks” policy seriously, even for high-performing jerks. 
 
4. A high-performing team needs a manager that they respect. A good manager’s job is not to make decisions for their team (or worse, review decisions). It’s to make sure that the right people are in the right seats, and that everyone has the information and context to make great decisions on their own. And after that, their job is to clear away roadblocks.

Here's the story behind the deal...

The problem... Initially, our client believed that their existing DUS relationship offered the only viable agency options. We opened their eyes to the diverse terms and unique benefits available through different DUS shops. By employing a strategic approach, we enabled them to enjoy direct engagement advantages while we expertly packaged the deal, delivering the best of both worlds.


The results were outstanding! 

We prepared the initial package for our client to submit directly, managing everything else discreetly from behind the scenes. This method allowed the client to benefit directly while still leveraging our competitive brokerage edge. By finding an agency with superior financing rates, we secured:

🔍 Creation of competition and securing a new lender at a lower rate spread.
💰 New loan closed with proceeds 7% over the initially app'd amount.
⏱️ Closed in under 45 days.
💵 Total fee to the client ONLY $4,500.

I agree!     Here’s why… do you agree? 



Most people treat the world of rates and values like Newton's First Law of Motion, also known as states that An object in motion will continue moving at a constant speed and in a straight line unless acted upon by an unbalanced force.


As such, when rates rise they say it will keep going up and then rates drop they think it will go down and stay down. 


Now that it seems that rates started to hover, many people got comfortable with these new rates and value. When rates drop, more people can afford the values plus some current homeowners that weren’t selling will now sell because they wont mind giving up their lower rates as much because the newer rates aren’t as high as yesterday.
