Free appraisals offer something of value for free and have a website that collects their email. Then they will get put onto your list where you will send them helpful emails on how they can get a better price for their home etc. This will make you an expert and the solution to their pain. This way you are everywhere they look and by doing this you become a celebrity in your area. And then you can use the testimonials, run them in ads.
