I started work at PowerSchool and, because of the education and relationship building I had done the previous year, closed on my first commercial multifamily deal with an incredible team of partners.

I don't really know what's next for me. I'm done trying to predict it.
What I do know is that I'm helping investors use other people's time and money and it's incredibly rewarding...and because I have the right partners, I can do it while holding a W2 job.

Here's what I discovered about scalable real estate investing:

The more wealthy people I met, the more I noticed they didn't trade their time for money.
👉They made their money work for them.

I'd met a lot of people who had the money to invest in real estate but definitely did not have the time.
I had the time and some money, but not enough to scale my business the way I wanted to.

💡There was the opportunity.
✅ I could help other people get an incredible return on their time and money by investing with me in apartments as a partner.
✅ I could get an incredible return on my own time because I could buy better deals faster.

I continued learning and making great connections for future deals while I worked at Utopia Music.
I led software projects to modernize how managers and independent artists grew their music businesses.

Unfortunately they had their own scale problem, and laid off all US employees (it happens in startup world sometimes).

I went from a product role back to a consulting role for my next job.
This was a good fit for me, as at the time I planned to scale back my time gradually as I ramped up my real estate investing career.

❌ Bad news: It didn't happen that way. Consulting work started drying up when the economy chilled in 2022.
✅ Good news: I found a path to buy more real estate in a scalable way: apartments.

Of course I knew about apartments before...but I had a limiting belief that you can't start buying apartments until you have X years in real estate under your belt.
Once I defeated that mindset, I focused entirely on multifamily real estate.

I didn't buy ANY deals during this time.
I was fully involved in building relationships and learning the business.

I had discovered how I could use other people's time AND other people's money...to find out how, read about my next job ☝️

Senior Software Engineer

When you think about your own career, there's likely a job where you underwent an enormous change...one where you can clearly say you were a different person at the end of your time there than at the beginnning.
For me, that was Lyft.

Yes, I got great experience in technical leadership, project management, and in building scalable software.
I delivered some great work and mentored junior engineers, which was very rewarding.
But there's something more important that happened to me.

Working with the people I did at Lyft genuinely changed me for the better.
They taught me a bias for action.
💪 If there's something you want to do, don't wait. Just do it.

So after 8 years of trading my time for money, I decided to leverage the time of others and became a real estate investor.
In my first year, I bought 6 single family units.
I was hooked. But there's something I didn't quite get yet.

Because, you see, after 6 units, I ran out of runway.
No more money means no more doors.

If I was going to scale up and leverage time more efficiently, I was going to have to make a change...

Brunch Digital unfortunately went under in 2019. It happens to small agencies more than you might think.
Gridiron, one of our largest clients, retained me for another couple months so I could continue work on their project. I'm grateful for that!

ServiceNow UI/UX Designer – Developer IV

After spending a year working a lot for not very much pay (which was on me), I decided to move back to DC and go back into consulting.

I began working for a small web design/engineering firm in Dupont Circle called Brunch Digital.
I did good work (pretty much exclusively frontend development) for federal government clients.

Here's the most important thing I learned, though...

My employer was paying me roughly $45/hour for working.
He would sell my time to another consulting agency at a 40% markup.
They would sell my time to a huge consulting agency at another 40% markup.
That corporation would then sell my time to the government with a final 40% markup.

👉 By the time all was said and done, my time was being sold for almost $125 an hour.
Which got me thinking...

🤔If my employer and his clients could leverage my time like that, how could I leverage other people's time myself?

Remember when I said I learned about trading time for money in my previous job? 👇

I was kidding myself.
When I got into a full-time role as a lead software developer at a start-up, I really learned what this meant.

Let's start with the wins.
✅ This was my first experience in technical leadership. I got to build a small team of engineers, and we got stuff done.
✅ I got to experience firsthand what delivering real value to customers was like. We served school districts that were happy with their software but needed more functionality out of it...and we gave it to them.
✅ We grew revenue to the point where the company was acquired the following year.

Now for the losses.
❌ I learned some hard lessons about underpromising and overdelivering...for much of my time there I was doing the opposite.
❌ I had to compensate for that by working longer hours than I'd want any of my employees working.
❌ I was not living a healthy lifestyle overall. The 50 pounds I put on are proof of that.

If this was going to be my career, I was going to have to make some serious changes before I burnt out...

This is where I got my first real experience with trading time for money.

I began my software engineering career as a consultant to nonprofits and small businesses. These were organizations that needed marketing websites and simple web apps that would let them do business and connect with their customers and donors.

If you've never been a consultant before, just know that it takes a gentle but firm touch...often you'll have to talk the client down from making a product decision and be confident in that.

At some point, I figured this would be my career. I settled into software engineering as my future.
