My name is Jonathan Twombly. I help high income earners invest passively in Multifamily real estate and boutique hotels. I also mentor people who wish to learn to purchase these investment properties on their own. I help you invest passively in these assets through what's called a "syndication." That means we create a fund by pooling your money with that of other investors and buy an apartment complex or hotel. Unlike the funds you may be familiar with that have many properties in one fund, we create a separate fund for each new property. This means you choose which properties to invest in, and which to pass on. Once we purchase a property, we execute our business plan. Usually this involves upgrading the property to make it more profitable. We hold the property until we believe it's a good time to sell, usually 5-7 years. Profits are distributed along the way, usually quarterly, and the original investment is returned, along with pro-rata sale proceeds, when we sell the property. We target properties we believe will return about 15-20% on an annualized basis for the life of the investment. Typically, about half comes from cash flow during the holding period and half comes from sale profits. I have been doing syndications full-time since 2011. I built and sold my first multifamily portfolio in South Carolina between 2014 and 2019. I started renovating hotels into boutique hotels in 2022. I have participated, either as the lead sponsor or as a JV partner, in approximately $250,000,000 of real estate in my career thus far. (As of 2024). Before real estate, I was a corporate lawyer for 12 years, working for some of the most prestigious law firms in New York, Boston, and London. During that time, I became known for an attention to detail, creative thinking, and an ability to notice overlooked connections that resulted in hundreds of millions of dollars in additional recoveries or reduced liability exposure for my clients. It's that same creativity, attention, and eye for overlooked value that sparked my interest in multifamily real estate and later undervalued hotel properties.
