Everyone talks about the big wins and successes, but what about the failures in business? 

Business Leader Magazine is running a feature on this topic to help entrepreneurs who may be facing similar challenges. 

20 years ago I had an epic fail, when I acquired a business with onerous clauses on the building lease that was due to expire the following year. 

I had built, acquired and sold several businesses and my ego got in the way - I thought I couldn’t go wrong. 

How wrong was I. 

12 months after the acquisition - after turning a loss-making business finally into a small profit - the landlord announced that the lease would not be renewed and hit me with a £160,000 dilapidations claim.  

My legal advisors then confirmed the lease terms stated that we were liable for the landlords legal costs in the event of a dispute. 

The landlord, a major pension fund, appointed top property lawyers at eye-watering cost. 

I was looking at the landlords and my own legal costs on top of the delaps claim. 

For a business that had just broken even and making a tiny profit, after 5 years of losses, it was simply too much and I closed the business, at personal cost financially. 

Today, I insist on buying our properties rather than renting, or the odd time when we do rent, I negotiate hard on the lease terms. There is always a sting in the tail.
