I asked almost every operator at Optech about their current biggest challenge and the most common response was Fraud. 

i.e. Applicants falsifying documents like W2s to get approved for apartment units they can't afford and then playing the eviction game like professionals. 

So I think I'm going to spend part of this week trying to learn more about this and how operators are managing it. 

If anyone has resources to direct me to, I'd love that.

...anyways... in the three days of Optech, one theme kept coming up over and over again — both in sessions and hallway conversations:

Multifamily continues to move from “talking about innovation” to actually building it much more rapidly.

A few takeaways that stood out:

1. 𝐀𝐈 𝐢𝐬 𝐝𝐞𝐟𝐢𝐧𝐢𝐭𝐞𝐥𝐲 𝐧𝐨𝐭 𝐚 𝐬𝐢𝐝𝐞 𝐩𝐫𝐨𝐣𝐞𝐜𝐭

Every major keynote, workshop, and committee meeting touched on AI — not as a future concept, but as the new operational backbone.

From agentic AI to predictive maintenance to AI-driven leasing and screening… the conversation has shifted from “Should we?” to “How fast can we scale?”

2. 𝐂𝐞𝐧𝐭𝐫𝐚𝐥𝐢𝐳𝐚𝐭𝐢𝐨𝐧 𝐢𝐬 𝐜𝐨𝐧𝐭𝐢𝐧𝐮𝐞𝐬 𝐚𝐬 𝐭𝐡𝐞 𝐝𝐞 𝐟𝐚𝐜𝐭𝐨 𝐨𝐩𝐞𝐫𝐚𝐭𝐢𝐧𝐠 𝐦𝐨𝐝𝐞𝐥

Between the playbooks and the large-operator AMA roundtables, and multiple deep dives, the message was clear:
 
Centralization is no longer experimental — it’s the default blueprint for the next decade.

3. 𝐃𝐚𝐭𝐚 𝐢𝐬 𝐭𝐡𝐞 𝐫𝐞𝐚𝐥 𝐜𝐨𝐦𝐩𝐞𝐭𝐢𝐭𝐢𝐯𝐞 𝐚𝐝𝐯𝐚𝐧𝐭𝐚𝐠𝐞

The best quote I heard all week:

 “Whoever wins data, wins AI.”
 
The Enterprise Tech & BI committees, plus the FuturesLab micro-sessions, hammered home that disconnected data is the #1 barrier holding operators back.

4. 𝐒𝐦𝐚𝐫𝐭 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠𝐬, 𝐜𝐨𝐧𝐧𝐞𝐜𝐭𝐢𝐯𝐢𝐭𝐲, 𝐚𝐧𝐝 𝐝𝐢𝐠𝐢𝐭𝐚𝐥 𝐢𝐧𝐟𝐫𝐚𝐬𝐭𝐫𝐮𝐜𝐭𝐮𝐫𝐞 𝐚𝐫𝐞 𝐭𝐡𝐞 𝐧𝐞𝐰 𝐦𝐮𝐬𝐭-𝐡𝐚𝐯𝐞𝐬

From broadband to access control to IoT, the smart-building track made it clear:
 
Resident expectations have permanently shifted — and buildings that invest in infrastructure now will lead the next wave of NOI growth.

5. 𝐑𝐞𝐠𝐮𝐥𝐚𝐭𝐨𝐫𝐲 𝐩𝐫𝐞𝐬𝐬𝐮𝐫𝐞 𝐢𝐬 𝐚𝐜𝐜𝐞𝐥𝐞𝐫𝐚𝐭𝐢𝐧𝐠 𝐢𝐧𝐧𝐨𝐯𝐚𝐭𝐢𝐨𝐧, 𝐧𝐨𝐭 𝐬𝐥𝐨𝐰𝐢𝐧𝐠 𝐢𝐭 𝐝𝐨𝐰𝐧

Fair housing + AI, fee transparency, FCC compliance, data governance…
 
The RETTC DC & Beyond series showed that regulation is reshaping strategy, not just compliance checkboxes.

6. 𝐑𝐄𝐓𝐓𝐂 𝐢𝐬 𝐚 𝐬𝐭𝐢𝐥𝐥 𝐜𝐨𝐧𝐟𝐮𝐬𝐢𝐧𝐠 𝐭𝐨 𝐦𝐞 𝐛𝐮𝐭 𝐥𝐨𝐨𝐤𝐢𝐧𝐠 𝐬𝐭𝐫𝐨𝐧𝐠 

It might become the centralized “brain trust” pushing tech forward.

A: Brand. Far too many teams undervalue how much a strong, consistent brand impacts performance.

A: Survey every resident every month across the entire resident journey, and personally respond to every survey that scores below a 3.

Q: What’s one misconception people have about your product or category?
A: People assume that retention means sacrificing rent growth. That is not true. We consistently see 55% to 70% retention even with rent growth.

A: The retention gains mentioned above. They’re happening more often than people realize.
