I got out of a crawlspace to a phone full of text messages from friends.

I had been nominated for a Grammy for my work on Ingrid Andress debut album. 
I had to sit down and soak this one in. 

I had been watching the Grammy’s since I was a kid, and this one means a bit more since it’s voted on by your peers.

10+ years of building relationships and helping artists tell their stories had paid off.

All we had were two screwdrivers…

We lived in an apartment with no garage.

I had been a professional songwriter looking to try to make a little more money before we invited kids into our world. 

“We should flip a house,” I said to my wife at a coffee shop in Nashville.

We knew nothing. 

We flipped our first house in 6 weeks and profited more than I had made from songwriting in the past 12 months combined. 

That led to flipping 13 homes in the first three years. 

During that process I learned how to run a successful business, develop relationships with contractors, and manage my time like never before. 

The world of contractors was much different from the music industry I had stepped away from. 

It was more straight-forward, tougher, and lack of experience could be sniffed out fast. 

I got curious….about EVERYTHING.

I watched them work as often as I could, and asked questions.

It didn’t take long until I was speaking Contractor, fluently. 

This allowed me to speak with more clarity, and build relationships with the good ones. (There are a lot of NOT good ones)

This time allowed me the experience to understand and empathize with business owners and contractors, and will serve me well in whatever lies ahead.

My wife was visibly uncomfortable in the kitchen.

My phone - was on speaker - at the dining room table at 8 p.m. 

A customer who knew he needed to take action called me, and he had questions. 

A few minutes into the conversation, all of his technical questions had been answered. 

Then he began telling me stories about the business he owned with his wife, stories about his kids, and stories from his time growing up in middle Tennessee and how much it's changed.

He finally stopped to take a breath.

We had been on the phone for 25 minutes.

(Silence)

At this point, my wife is physically motioning me to speak - she can't take it. 

(More Silence)

"Well, I guess I better go ahead and get this taken care of," he finally said.

"Yea - it needs to be done," the first words I had said in at least 15 minutes, "I'll get you on our calendar first thing in the morning."

A $20,000 sale.

I think proving he could trust me with his stories proved to him that he could trust me with his home. 

Active listening is a skill I learned early in my career as a songwriter and has allowed me to have continued success in sales.

Taking action is hard for a homeowner. It's a scary thing.

Most have been living with their problems for a long time.

Their problems are like the annoying roommates you learn to ignore. 

"My job is to tell you what's wrong, how we fix it, and how much it costs. Your job will be to tell me if it makes sense for you and your wife to tackle."

He nodded and continued to show me the remainder of his home.

When I first entered sales, moments like this would have ended my chances.

I would have resigned to the fact that he didn't want to make a decision and over-empathized with his aversion to making a decision. 

Not this time. Something clicked. 

I had a great manager who cared enough to show me this flaw, and this was my first chance to act on it and get better. 

His home ended up needing $32,000 in repairs. 

(Average sale was $8,000)

I explained each repair to him in detail and offered him the pros and cons of acting vs. not acting. 

"Sounds good; let's do it all. Where do I sign?"

Sometimes people fear acting because they've grown comfortable. I believe it's a salesperson's job to show clients the benefits of taking action and give them the respect and space to decide for themselves.
