Created my role, after utilising my network connections to allow my continued growth in real estate and business, with the intention of setting up my own team & business.

Sourcing a range of properties, from Buy-to-Let, R2R, commercial to residential conversions and new build property sites.

This role required me to be a strong networker, connecting both buyers & sellers to opportunities. 

While assisting along the process using my extensive connections in the professional services industry.

The company went into liquidation which was the perfect starting point for me to go full time into my business Think Acquisition.

Property Investment Specialist

Mayfair Town and Country

Expanding on my passion for the real estate market and took on a part-time role in an estate & letting agency alongside my studies.

Responsibilities include organising and conducting property inspections for the entire branch's portfolio, conducting check in's & check out's, answering enquiries, organising repairs and ensuring all rental properties have a satisfactory EICR in line with the 1st of April legislation.

I also built systems using Excel to improve the previous processes, created a starters guide for any new employees doing similar roles, I  also implemented Lean tools to reduce non-value-added time.

Founded a media company specialising in aerial cinematography. Developed a wide range of skills including; Digital marketing, Editing with Photoshop, Lightroom & Premiere Pro, Door 2 Door sales, negotiation and many more. I also qualified as a UAV pilot with a PfCO. 

I worked with various companies to produce creative content to assist in advertising their products and services. However, ended the company to focus on university and other endeavours.

All with the goal to increase safety and quality on-site. Additionally, developing proficient communication skills, teamwork, and leadership. As well as handling tens of thousands of pounds worth of projects. For example, saving the company £50,000 annually with minimal financial input.

With a degree in aeronautical engineering, I bring a highly analytical and detail-oriented mindset to the table. Additionally, my previous successful venture, Think Big Property (now Think Acquisition), has allowed me to develop exceptional skills in sales, marketing and Deal Making.

During my time at Think Big Property, we successfully facilitated over 125 investments for our clients. These investments ranged from buy-to-let properties, holiday lets, and long-term lease agreements to commercial properties and beyond.

As an avid networker, I have actively engaged in multiple communities within the property industry, establishing myself as an authoritative figure. As our network expanded, discussions around acquisitions became increasingly frequent.

Through personalised mentorship, coaching and formal education, I now assist high-net-worth investors and trade buyers in expanding their business portfolios through strategic acquisitions.

Our Unique Selling Point rests in our specialisation as business brokers, focusing exclusively on property-related service-based businesses. This targeted approach allows us to attract a majority of trade buyers who place a higher value on businesses within this niche compared to typical investment buyers.

It hurts to lose a buy-side client.

It's nice to win a new buyside client.

But resigning a previously retained buy-side client is far cooler.

It proves to me they didn't leave because they weren't happy with our service.

It proves the service was valuable.

It proves we deliver.

No sales calls needed to re-enter engagement.

Nothing but respect for those who say they'll pay an introducer fee on an informal basis and actually pay upon success.

Over the past year, we've introduced a number of direct deals outside of any formal engagement, with an offer of a referral/introductory fee if a deal completes.

It's the nature of our work, being a connector.

Approximately 50% of the deals done in this fashion have not paid, and honestly, it's an error on my part for not signing an introducer's agreement.

The remaining 50% have let us know when the deal is complete and have asked us to send an invoice.

You can guess which buyers will be receiving more introductions this year, and those that will be avoided going forward.

It's less about the monetary value and more to do with integrity. 

Fortunately, there is a simple fix, a straightforward mandatory introducer's agreement for those offering an introductory fee.

It's going to be a busy year for Pat.

As part of our buy-side services, we send personalised letters to those we feel would make an ideal acquisition for our clients.

Letters are just one of four ways we reach key decision-makers and typically account for around 30% of our total responses.

While far more expensive than alternative methods, the value of finding and doing a deal far outweighs the cost of keeping Postman Pat in a job.

At Think Acquisition, our niche is to assist businesses in the property management and services sector in growing through acquisition while enabling sellers to move on to their next chapters.

There are a lot of brokers out there that create more friction than value.

I get it, the friction may be needed to get the client a better deal.

But the brokers I am referring to are those that:

- Delay response rates, slowing deal momentum
- Send lengthy, unnecessary request forms
- Hide information for their own benefit
- Negotiate too hard and kill the seller-buyer rapport
- Hide behind lengthy emails

The same goes for solicitors.

Fortunately, this doesn't apply to all brokers and solicitors, and in some cases, there is a genuine reason to do some of the above.

We've stopped working with a number of solicitors due to long delays and a lack of commercial-mindedness to solve problems rather than simply identifying them.

However, it's more difficult to stop working with certain brokers when they do have a good deal flow.

I know many credible buyers who will simply refuse to buy deals from certain sellside brokers for the reasons above.

Friction should protect value, not obstruct momentum.
