Here are a few smart questions every investor should ask upfront to avoid surprises:

✔️  What specific conditions could cause the terms to change?
 Appraisal? Debt service coverage? Market movement?

The lowest rate is not always the best decision.

The right lender won’t hesitate to answer these.

Why We Liked Financing This 4-Unit Fix & Flip Deal

Behind the scenes of a deal we’re currently underwriting.

This one stood out for a few reasons that lenders like to see:

✔️ Purchased below market value – The investor negotiated a strong entry price, creating immediate equity in the deal.

✔️ Clear value-add opportunity – Renovations will improve both the property condition and rental potential.

✔️ Strong ARV (After Repair Value) – Based on the comparable sales, the projected value after the renovation is very solid.

✔️ Built-in exit strategy – Once the renovation is completed, the plan is to refinance into a DSCR loan, allowing the investor to hold the property long-term while the loan is qualified based on the property’s income.

Deals like this work because the investor is thinking about both the purchase and the exit strategy from day one.

That combination often makes the difference between a deal that gets approved… and one that doesn’t.

If You Get the ARV Wrong, You Can Lose Money on the Deal.


One of the most common mistakes real estate investors make is miscalculating the ARV (After Repair Value).


If the ARV is too high, the deal can quickly turn unprofitable — especially when it comes time to refinance or sell.


Here are a few basics investors use to estimate ARV:

✅ Look at recent comparable sales of similar renovated properties nearby.

✅Use comps from the last 3–6 months to reflect the current market.

✅Adjust for differences like square footage, number of bedrooms, or upgrades.

✅Stay conservative — experienced investors usually underestimate ARV to protect their downside.


Getting the ARV right can make the difference between a profitable deal and a costly mistake.
