•	I was selected to service and manage the Dollar General account due to my long-term
relationship with the company covering the southern California territory.
•	I Negotiated LOI’s and purchase contracts. Worked with various departments on all aspects of transactions including design, construction, and the legal team.

Real Estate Development Manager/New Business

Fresh and Easy Neighborhood Market

• Completed over 110 deals for Fresh and Easy Neighborhood Market through-out Southern California, working on building leases, ground leases as well as building and land purchases.
• Negotiated and managed all aspects of the deal process including LOI’s, Leases, Purchase
Agreements, Construction Exhibits, Estoppels, REA’s, CC & R’s, and Development Agreements.
• Responsible for the project management of the development process from site
identification to store opening, including managing external consultants such as brokers, attorneys, architects, expeditors, signage and liquor consultants and internal teams, including Design, Property Finance and Construction.
• Managed P & L occupancy cost line reductions through rent reduction negotiations and strategic leasehold investment purchases.
• Presented real estate deals along with the investment appraisals to the US Board and the UK/Tesco Executive Board.
• Managed the recovery of over $14.5 million of Tenant Improvement Allowance monies.
• Responsible for approving Lease Amendments and approving Landlord Estoppel and SNDA requests.
• Responsible for managing the approval budgets and ensuring all deals were in compliance with the established Corporate Governance on an ongoing basis.
• Presented development plans at City Council Meetings and Neighborhood Associations.

Blockbuster

• Completed 250 transactions in 7 states, opening 115 new stores, while working on rent reductions and renewing 75 leases in the portfolio.
• Responsible for managing the development process from site selection to store
opening, including managing external consultants and internal support teams.
• Negotiated leases, landlord delivery exhibits and permit and signage applications.
• Responsible for putting together extensive site review packets for Board approval
presentation.
• Compiled demographic and competition data to establish sale forecasts and projected return on investment.

Starbucks

• Completed over 60 deals in Southern California, Arizona, Nevada and Utah.
• Responsible for identifying new locations, negotiating deals, completing leases and implementing development programs.
• Prepared information for site tours with store operators for sales forecasts and presented each proposed site for approval.
• Worked directly with the Vice President for the approval process and organized overall market strategy.
• Implemented teams to open new markets and improve underperforming stores.
• Opened the first Starbucks drive thru store in California.
