I used to live for weekends.
Until I built a life that didn’t need one.

For years, my weeks were countdowns.
Every Monday was a drag.

Then Sunday night came, and the dread returned.

Deadlines looming and workload rising unpredictably.

At some point I realized:
If you only feel alive 2 days out of 7, you’re not really living.

So I made a few radical choices:
Changed my career
Worked across two continents
Went full remote
Built my own business on the side
Traded city views for sea views
Prioritized work that felt meaningful

Through that process, I gained experience and regained control.

I learned to design work around my life, not the other way around.

And I chose to live in a place that makes every day feel like weekend.

Italy continues to concern itself with high net-worth individuals, while forgetting regular workers relocating from abroad.

The government plans to raise the flat tax for wealthy newcomers:
from €200,000 to €300,000. (Source: FT, Oct 2025)

Under a program that lets foreign income go untaxed beyond that amount.

That’s the second increase in two years.

Officially, the goal is to limit the impact this program has had on living costs in cities like Rome and Milan and to extract more from those who benefit.

But the truth is:
For those who can afford a €300k flat tax, the increase is marginal.

Meanwhile?
No new incentives for remote professionals.
No simplification for self-employed workers.
No serious attempt to attract qualified people outside major cities.

In short: 
Italy is targeting capital, not talent.

And even then, it’s not channeling that capital into long-term investment, but
simply increasing short-term tax revenue.

To a degree that is in any case negligible in the context of the Italian State's finances. 

At Sardiamo, we continue to believe that the path to real structural change lies in the opposite direction.

One that values people who contribute, not just those who can afford to pay.

A professor at my Alma Mater predicted the election of the last Pope.

When everyone else in the world was blindsided.

To explain how, he showed this slide:
a still frame of the power of the network.

Taking the stage at our homecoming lecture at Bocconi University, Professor Giuseppe Soda laid out what no one else had foreseen.

Him and his team mined Vatican archives, traced episcopal lines, and mapped the co-memberships and interactions among the Cardinals in the Electoral College.

Published on the eve of the conclave, their analysis was proven right once the white smoke rose.

As we build and grow, in business and life-- this is a powerful reminder:
connection and collaboration are still the best tools to the top.

Seeing this method applied to one of the world’s most opaque (and closely followed) processes has been deeply inspiring, so I’m sharing it here.

It’s November:
and Villa Hunting Season just reopened in Sardinia.

When the island slows down, the real search begins.

Sea: still warm enough to swim.
Weather: cooler but fine for short sleeves.
Crowds: gone.

We spent two full days on the road with clients, between coastal drives and hillside detours.
Slipping in a couple of seafood-powered business lunches.

And it confirms this is the best time of year to look:
A few properties stood out.
One might already be the one.

Recent article from Politico paints grim picture of Sardinia’s demographics.

Here are some of the most striking figures they report:
– 0.91 children per woman in Sardinia
– Vs Italy’s (already low) national average of 1.18
–  International arrivals offset less than a quarter of population decline 

Meaning:
For every 4 residents lost, just 1 new person arrived from overseas.
Let that sink in.

When we started Sardiamo in 2021, one of our goals was to help reverse this trend.

We knew it was too big a problem for a three-person family business to solve,
but we also knew someone had to start doing the work.

Fast forward to today.
The statistics are still appalling.

Meanwhile, national and regional governments rolled out dozens of schemes:
€15,000 to buy or renovate
€20,000 to start a business
€600/month for new children
€1 homes in villages like Ollolai
Plus local top-ups and bonuses

So what exactly didn’t work?
Just about everything.

Why?
1. The incentives are too small to drive real change
2. No amount of money can make up for a lack of vision

Reversing demographic collapse would require a long-term plan to attract new residents, retain the ones who are already here, and invest in the basics: schools, transport, healthcare, digital.

Instead, we get:
Photogenic PR campaigns.
Energy mega-projects pushed through without local consent.
Wind farms, solar plants, corporate land grabs dressed up as progress.

Are we surprised things are the way they are?

Italy to raise taxes on short-term rentals-- here’s what it means for real estate, especially in Sardinia.

The government has proposed raising the flat tax on STR income from 21% to 26%-- applicable to all owners using intermediaries, including online platforms.(Source: Draft Budget 2026–2028, FT/Reuters, Oct 2025)

The direction is clear:
Italy is tightening the screws on short-term rentals.

In just the past two years:
- Mandatory registration (CIN) rolled out nationwide
– Stricter fire safety and zoning rules enforced
– Increased fines and tighter tax scrutiny

In the last decade, STR listings in Italy exploded, especially after COVID.

AirDNA reports a 92% increase in active short-term listings across Italy between 2019 and 2023 with coastal and tourist destinations like Sardinia seeing some of the steepest growth.

Everyone (who didn’t already have one)was buying a second or third home
to renovate and rent out to tourists.

This set off a massive shortage of long-term leases in many areas.

Now, that wave is slowing.

The new rules, combined with the realization that hosting is far from passive income, have cooled the enthusiasm of many STR investors.

If the tax hike is confirmed, expect further pullback.

Which means:
1. More supply for long-term rentals.
2. More properties hitting the market for sale.

In Sardinia, where the STR market is particularly large, the impact will be even greater.

As relocation professionals, we’ve spent years struggling to find long-term rentals for clients relocating to the island. This shift is long overdue.

As real estate advisors, we also see huge opportunity opening up in the next months.

The STR market across Italy has been overheated for too long. Corrections like these are necessary, and we expect mostly positive effects over the medium term.

Who thinks otherwise?

Sardinia’s been flirting with startups for years.

Could this be the time a tech hub flourishes on the island?

For over a decade, we’ve seen programs come and go:
Micro-grants with no follow-up.
Calls that closed before most applicants could apply.
Funding capped below levels needed to scale.
Weak link between innovation and long-term territorial growth.

Startups weren’t ignored.
There simply never was a clear strategy.
Not in a way that led to lasting success.

That’s why this new program from the Regional Agency for Innovation feels different.

Approval is in the final stages and the final terms should be published in the next few weeks.

But the signals are promising:
– Targeted at micro and small companies 1–5 years old (i.e. scale-ups).
– Applicants must submit a development plan worth €350k–€1M.
– Grant covers 60–80% of eligible costs, with bonuses for VC and innovative startups.
– Co-financing required: 25% liquidity deposited upfront.
– Investments to be carried out in Sardinia within 18–24 months, and by March 31, 2029.
– Expenses must directly support activity in Sardinia.

The island already has the foundations of a tech ecosystem.
But to attract companies with real growth potential, meaningful incentives are needed.

This might just be where it starts.

Sardinia is Italy, but not only.


The island has:
its own language,
its own culture,
its own Statuto,
and a very different sense of pace.

Yet too often, decisions that shape its future are made somewhere else.

The national Government looks at us and sees:
– NATO bases
– energy mega-projects
– infrastructural investments it does not want to make

Our insularity is barely addressed in a way that promotes stronger connection to the mainland.

For as much as I consider “independence” claims grossly misguided, I have to admit that in the current state of affairs our Region isn’t getting the respect it deserves.

This is not politics. It’s reality.

Sardinia doesn't want to be separate, as much as it just wants a say in how it should develop.

If you live here, you see it daily-- the gap between what we need and what the system understands.

So when locals talk about autonomy, they’re not really talking about flags or independence. (In the majority of case).

They’re talking about balance.
Control.
And the right to define what progress looks like in their own terms.

That’s a sign of maturity.
And my hope is that both local and central politics start to cater to this sentiment more credibly.

€5,000 a month for rent. Sounds crazy, right?

Not in Olbia.

And not if you have a few non-negotiables:
– an independent home
– with a garden
– compliant with paperwork for a visa process
– relocating with pets
– close enough to the city
– for 12–18 months

Why so high?

1. Only a handful of owners are willing to take their vacation rental off the tourist market and rent long-term-- especially when that means dealing with contractual and visa documentation. 
(In a recent case, we only found exactly one.)

2. The same home easily earns €60–80,000 from the summer months alone.
There’s little incentive to lock it into a lower annual rate.

The real problem?
When we secure one of these rare options, it can feel to clients that we’ve failed to find better value-- when in fact, we’ve achieved what’s barely possible.

And it’s not just foreign residents facing this wall.

According to La Nuova Sardegna (Oct 2025): in Olbia even small apartments now rent for up to €1,200/month, with social services officials calling it “an emergency within the emergency.”

The rise of short-term rentals keeps prices high year-round, forcing many families out each spring “to make room for the season.”

Our suggestion?
If you're planning to relocate long-term-- buy (when you can).
And if you want to be in or near a major city, be ready to stretch your budget.
