TGIF hits different in South Sardinia

Here’s what I did last Friday:
- Closed my laptop at 4 PM
- Headed to Iglesias
- Stopped for wine tasting at Cantine Aru 
- Toured their winemaking facilities
- Reached Nebida for the sunset 
- Prepped a 'tagliere' with local cheese, homemade pork and wild boar ham
- Opened a bottle of Cantine Aru’s Pan di Zucchero rosé
- Watched the sunset at Laveria La Marmora
- Soaked up the sea breeze
- Sat down for dinner at Su Funnagu’s terrazza
- Went to bed by midnight, ready for a Saturday at the beach

I used to hate September.
The month that ended it all.

AS A KID: the end of three golden months of beach, freedom and fun.
IN COLLEGE: the close of the longest break in the year +exams around the corner.
AT WORK: the brutal wake-up after too short a rest.

For most of my adult life, September also meant leaving Sardinia.
And returning to my “real” life, somewhere else.

Today, September is when:
I go to the beach and actually find parking...
and don't have to book a sun bed two weeks in advance. 
The sea is at its warmest.
BBQs, hikes, and outdoor days happen in perfect temperatures.

BUT also:
Business picks up again after the August lull.
Property viewings for October, November and December are scheduled. 
We help families relocate just in time for the school year.

It’s the "pleasant busy", after the three-month "workcation".

There’s still a touch of melancholy, as summer fades and fall approaches. 
The weather is no longer as hot and consistently cloudless. 

But that’s part of island life.

A life I no longer have to cut short to chase my dreams somewhere else.

I loved living in Berlin.
But I chose to leave.

And last week I went back, for the first time in 3 years. 

This is not just the city where I once lived...
it’s the place where some of the most consequential moments of my life unfolded:
- A life-changing semester as a law student in 2007
- Frequent visits, dreaming of one day calling it home
- Finally moving after leaving California in 2018
- Living through the pandemic
- Discovering the freedom (and success) of remote work
- Building strong friendships and deep professional ties
- Reinventing myself personally and professionally
- Planting the seeds for Sardiamo, which launched in 2021

For nearly 20 years, Berlin has been one of my personal meccas.

Yet after four amazing years as a resident, I chose to move out and return to Sardinia.

Why?

Because I needed to be:
On the ground where my business would operate
Closer to family and lifelong friends
Living at a slower, more sustainable pace

It made the most sense. 
But that didn’t make it easy.

Leaving Berlin meant letting go of all the things I thought I could not live without.
Especially the people around me.  

It was a massive leap.

So how did it feel to go back?
I expected a wave of nostalgia.
But instead I felt something else: resolution.

Yes, Berlin is still beautiful, still vibrant, still full of people I love.
But it doesn't feels like ‘my’ place anymore.

And that’s a good sign.

It means that my life had moved on.
Not in a cold or detached way.
But in a way that made me quietly grateful, for both the time I had there and the path it helped me find.

MYSELF: as a native who returned after more than two decades overseas

Chris Verbick moderated the panel and sparked active participation from the audience.

Everyone who spoke expressed their deep love for this beautiful island we call home.

Praises aside, it was also a space for “real talk” about the challenges and limitations business owners in Sardinia still face.

All in all, I came away energized by the exchange with so many like-minded individuals.

A heartfelt thank you to my co-panelists and the entire EMC organizing team for the opportunity.

You all reinforce my hopes for a bright future in Sardinia.

Elephant Rock is now UNESCO-listed
That’s the second World Heritage site in Sardinia.

This rock near Castelsardo hasn’t been recognized for its unique shape, per se.
There are others in the area that were carved into mind-boggling natural sculptures by the winds.

Its relevance stems from its connection to Sardinia’s ancient burial tradition.

In fact, its interior houses two tombs dating back over 5,000 years.
One of them still features horned symbols carved into the stone.

This makes it part of a new UNESCO listing focused on Sardinia’s Domus de Janas: prehistoric rock-cut tombs found all across the island, dating back to the Neolithic period (around 3200–2800 BCE).

These were often dug into hillsides or boulders, and used for collective burials by the island’s earliest inhabitants.

This joins the other Sardinian site to receive UNESCO status: Su Nuraxi di Barumini-- a megalithic tower village from the Bronze Age.

These two have been recognized, but over 10,000 archaeological sites are scattered around the island, so it’s safe to predict that more may come in the years ahead.

Sardinia’s history remains mysterious, and in many ways, still untapped.
Serious study only began in the 1970s.

Which goes to show what we’ve been saying all along:
There’s much more to this region than beautiful beaches.

Will you come explore?

Gems are often overlooked.

Sant’Antioco doesn’t make headlines.

But maybe that’s exactly the point.

An island off the southwest coast of Sardinia:
older than most, quieter than many,
and still surprisingly overlooked.

The beaches aren’t ranked.
The resorts stay low-key.
The wind near the Turri tower makes you pause, without knowing why.

No buzz.

Just space, light and time to take it in.

And for those thinking it’s out of reach:
average property prices are around €1,350 per square meter.

The Big City Dream is running out of steam.

Every week there’s another article about:
Someone turning down an offer in Dubai.
Someone else burning out in Berlin.
Others shocked by rent in Amsterdam or Lisbon.

These appear to be signals of a shift.

For years, large metropolitan hubs have meant:
High salaries
Fast growth
International lifestyle

Meanwhile, costs have skyrocketed.
And the upside is no longer what it used to be.

In most of these places the market is saturated.

Thousands are fighting for the same space, the same pay, the same overpriced two-bedroom flat.

OECD Ranks Sardinia high for innovation potential. 
But low for actual innovation.

That’s the paradox.

We have all the ingredients:
– Unique geography
– Strong identity and community ties
– Deep cultural capital
– A growing international presence
– A lifestyle that many are actively seeking

But we fall short in certain key areas:

– Digitalization
– Talent retention

The result is:
A region full of possibilities, still waiting for the right ecosystem to activate them.

You can see the shortcomings as frustration. 
Or as an opportunity. 

First movers, individuals and businesses, can still come in and build something that lasts.

Whether you’re a remote worker, an entrepreneur, a researcher, or a family looking to relocate, Sardinia isn’t just beautiful.

It’s underdeveloped in the right ways.

For those who are a good fit, this means
– Less competition

Would you ditch the beach
to hang out in a 300-year-old Sardinian courtyard?

As summer winds down, Sardinia’s calendar shifts.
From coastlines to courtyards.
From sun loungers to stone arches.

Last weekend marked the second round of Cortes Apertas.
A season-long festival where villages across Barbagia open their homes, workshops, and traditions.

Locals open their courtyards to welcome visitors as guests.
Sharing food, craft and stories passed down for generations.

It started in Bitti.
Then Oliena the past weekend. 
Now Lodine, Sarule, Austis, Dorgali and Orani with about 30 more villages opening their courtyards through December.

These small municipalities pack a heavy punch when it comes to history, culture and artisanship.

They remind us that long before Sardinia was famous for crystal waters and sunsets, its people mastered the skills to turn land into nutrition, craft and wellbeing.

If you want to understand this island beyond the beaches, this is where to start.

Cagliari is 15–30% more expensive than cities 25–30% richer.

A paradox, or simply the signal of a shift?

Let’s take a look:

Real estate prices per m² (Immobiliare, Aug 2025):
Cagliari: €2,630
Vicenza: €1,822 (–30.7%)
Brescia: €2,233 (–15.1%)
Pavia: €1,198 (–54.5%)

Per capita income (Eurostat/ISTAT, 2021):
Cagliari: €28.6k
Vicenza: €36.8k (+29%)
Brescia: €36.2k (+27%)
Pavia: €26.5k (–7%)

In short:
- Cagliari outprices Vicenza and Brescia, industrial hubs with stronger economies and salaries 27–29% higher, while 
- Pavia is significantly cheaper with only a small gap in income per capita.

To many this will come as a surprise, since the “common perception” is that Northern Italy is richer with higher costs of living, while the South is poorer and cheaper.

Except:
1. More and more people now work remotely and prefer the South;
2. Holiday homes have been driving up real estate prices in touristic hotspots;
3. While traditional work hubs are seeing falling demand;
4. Former industrial strongholds are no longer such, having lost much of their pull after decades of delocalization.

To us, this indicates it's finally time to invest in the South.

There’s: 
higher future growth potential
and while the economies may be smaller 
they appear more dynamic.

Sardinia just reinforced its €600 baby bonus program.
Here's how it works:

- €600/month for each first child
- €400/month for each additional one
- For five years if the family lives in a town with under 5,000 residents.

(Applies when children are born, adopted, or placed in pre-adoptive foster care on or after January 1, 2024)

Introduced in 2022, the measure was designed to slow rural depopulation in towns with less than 3,000 residents. 

Now in 2025, a resolution passed in June increased eligibility to include towns with up to 5,000 residents.
 
Same bonus, wider reach.
Still aimed at supporting long-term relocation and family life in small communities.

To be clear:
This isn’t a last-minute PR move.
It’s part of a broader, multi-year strategy to rebuild the island’s interior.

And it confirms what we’ve been saying all along:
The real opportunity isn’t just along the coast.

It’s in walkable towns with space to grow.
Where quality of life still means something.
Where the future is built quietly, but intentionally.

Will this make a difference long-term?
Hard to say.
But it’s the kind of structural support Sardinia has been missing for decades.

And if you’re thinking of moving here with kids, it’s worth looking beyond the usual locations.

It’s how many years-old Sardinia is, at least.

During the filming of a documentary in Baunei, paleontologists uncovered dinosaur footprints.

We often see Sardinia as ancient, because of Nuraghi and Roman ruins.
This discovery reminds us, it is much older.
A fragment of land that, in fact, predates the Mediterranean itself.

The people reflect that depth:

Genetic studies show Sardinians preserve one of the longest links to Europe’s first farmers.
Later migrations reshaped the mainland, but here much of that early thread remains.

Zooming out, ancient Eurasian lineages also spread into Asia and, through North Eurasians, into the ancestors of Native Americans.

That's something we always keep in mind, when promoting the idea of moving here.

It has nothing to do with nostalgia.

Another record-breaking deal is shaping up in Sardinia:
Villa Certosa.

Formerly owned by Silvio Berlusconi.
Now reportedly being eyed by Qatari royalty, among other ultra-wealthy buyers.

Estimated value:
€450–500 million

No confirmation.
No official sale.
But the interest around it is creating quite the buzz.

This isn't just a vast seaside mansion.

It’s a legend in Italian real estate and culture:
Originally built in the 1980s.
Made an official State Residence in 2004, during Berlusconi’s first premiership.
Spanning over 120 hectares on Costa Smeralda.

Featuring:
- 126 rooms
- Wellness centre, heliport, amphitheatre
- Artificial lake and botanical gardens
- Private golf course
- Mock volcano designed to erupt on command
- James Bond-style tunnel leading to a discreet seaside dock

Over the years, it hosted the likes of:
Vladimir Putin, Muammar Gaddafi, Tony Blair, George W. Bush, and dozens of other world leaders.

If sold, it would dust the recent record set just down the coast by the Romazzino Bay Villa, bought for €160 million earlier this summer.

Yet...just two years ago, we leased a villa right across the hill.
Overlooking the same estate.
Different scale. Different purpose.

The price was premium, but still relatively accessible.

Proof that even in the shadows of the ultra-wealthy, there’s space to write a different kind of story.

The question is:
Which version of Sardinia do you want to be part of?

Pretty cool, right?

Except...
None of this turned into a single new client request.

Yet, at least.

Another reminder that visibility ≠ revenue.

We all know this, but it’s easy to forget when the numbers start climbing.

Does that mean our content isn’t working?
Not at all.

We need to stay top-of-mind to win long-term trust, grow reach, and be there when our audience is ready.

But views, per se, are just vanity metrics.

Our ICP is niche.
They convert only when the buying intention is real.
And we have limited influence on when that happens.

No whitepaper, reel, or blog post can convince someone to buy property or move abroad, unless that seed was already planted.

So our job is to be there when the time is right.
To find better channels and partnerships that bring us closer to decision points.
And to keep showing up consistently online, so they know who to call when that moment comes.

We’ll never drop the ball on content.
But we won’t confuse attention for impact, either.
