The other gal said she takes 3%. Can you do 2%?”




I had only said hello this entire conversation and this was where we were at. 





Instinctively I answered him.




“Are you looking to make the most money on your home or are you looking for the realtor who will give you the lowest commission?”




When he answered the latter, I told him I wouldn’t be a right fit for him since my entire selling focus is netting my seller the most money. 




“Ok.” He said and quickly hung up.

❤️They had a healthy baby girl!






It was their first princess after a few boys and I remembered that(even though yes, it’s been a few years since we worked together.)




I was so excited when I heard and reached out to my clients to congratulate them. 




“How did you remember that this is our first girl??”

❤️I have to keep things under wraps and discreet in my business if I want to service clients best. 





For example, if I’m working with a couple, I won’t tell any family members- even if the wife’s sister is my old friend (true story).




But I’ve only once been asked to hide my folder with my business logo etc for fear of the neighbors seeing a realtor leaving this Women’s house. 




I’m pretty sure I passed the discreet test on this one because I was luckily wearing a coat. 😮‍💨

I see people face this challenge almost daily in my work.





My opinion-
Please buy something you can afford TODAY and make that your happy place.





Stretching to buy a home your grandkids will love to come to when your eldest child is 5 years old, seems most unreasonable to me- if you’re asking ;).

But, We are back into the season of multiple offers on homes.





It’s hard to believe when interest rates are so high (the rate was 7.50 yesterday)and prices haven’t come down.






There are lots of buyers ready to buy and very limited inventory.





If you live in the Ocean/ Monmouth NJ area and you want a CRAZY price for your home- now may be the right time to sell 💃.

❤️Sometimes people get insulted.




I do not mean to insult them or doubt that they can afford a home when I say that before we talk house they need to speak to a lender.




Speaking to a lender helps us determine what price range we are going to be looking for.



Every individual has a different amount of money that they are putting down as well as a different amount of money they have in mind for monthly payments- there is no one size fits all.




Showing homes to someone without knowing their budget is not a smart utilization of time.






Things need to be done in an orderly way to get your goals accomplished.





Please don’t be insulted thinking a realtor doesn’t “trust” that you can afford to buy a home in the price you are saying.




It’s just the process of doing business smartly.

❤️These days are some of the busiest days in the year for me and people that observe the holiday of Pesach. 





Every year I know that and prepare myself to be more organized personally so I can be extra available professionally.





Most people can not handle the juggling of work and home this time of the year. ( which I totally get because it’s A LOT!) 




It’s not easy to be available and out many hours when so much at home needs to get done. 



Many people are too busy prepping for the holiday that home buying or selling is just not top of the mind so they push it off until after the holiday’s.



I don’t.




Grateful for the opportunities my clients are getting in a market that is very competitive because prioritizing my clients is extremely important to me.

❤️My nose has successfully sniffed gas leaks in homes I was showing to a client.




So when I was showing a home tonight and smelled something funky in the basement, I alerted the homeowner.




She seemed scared but collected.



After she called and was waiting for the gas company to come inspect, she shared how she had had two random fluke gas leaks occur in that home before.



When I alerted her that I smelled gas she admitted that her daughter and boyfriend had just told her they had also complained that they smelled gas in the morning.




Turns out-

We were all wrong! 



I can now say that my nose has successfully spotted and unsuccessfully spotted gas leaks.




And PS the homeowner learned that when you smell gas- there’s no need to call 911. Contact your local gas company emergency number and they dispatch a technician within the hour to check the issue.
