A friend of mine built a $1,800,000 building using whole life insurance. Here’s how he did it: 

1. He used a whole life policy he bought 20-years ago.
2. He borrowed $200K of cash value as a policy loan, 
↳ He didn't have to involve investors.
3. He funded the building using the cash from the policy,
↳ He used it as his equity for the construction loan.
4. He built the building. Appraised it, & refinanced.
5. He then returned the cash to his policy. 
↳ He did this all completely tax free.

This is one creative way investors look outside of the box for building wealth in real estate.
